EXHIBIT "B" <br />CONDITIONS OF APPROVAL <br />Case PUD-19 <br />Planning Commission, November 13, 2002 <br />The proposed development shall conform substantially to the site plan and tree <br />report Exhibit "A", dated "Received" August 30, 2002 on file with the Planning <br />Department, except as modified by these conditions. Minor changes to the plans <br />may be allowed subject to the approval of the Planning Director if found to be in <br />substantial conformance with the approved exhibits. <br />2. All conditions of PUD-99-OS shall remain in full force and effect are herein <br />incorporated by reference unless modified by the conditions contained herein. <br />Pazcel 1 shall follow the uses and development standazds of the R-1-40,000 <br />zoning district. Should Parcel 1 be further subdivided in the future, a new PUD <br />development plan is required and site specific development standards shall be <br />determined at that time. Parcel 2 shall follow the uses and site development <br />standards of the R-1-10,000 zoning district. Any front yard fencing for Parcel 1 <br />shall be designed to match the architectural style of the home. <br />4. At the time that Parcel 1 further subdivides, the concrete driveway located to the <br />east of the Nolan garage driveway shall be removed. <br />5. On Parcel 2, any addition or exterior remodel of the existing home shall be <br />subject to a formal design review process and shall be compatible with the design, <br />detailing and materials of the existing home. The construction of accessory <br />structures shall be designed to be compatible with the design of the existing home <br />to the satisfaction of the Planning Director and shall follow the administrative <br />design review process of the R-1-10,000 zoning district. <br />6. As part of any addition, remodel of the existing home, or construction of <br />accessory structures on Parcel 2, the requirements of the tree report shall be <br />implemented to the satisfaction of the Planning Director. <br />This development plan shall be of no further validity and the project developer <br />shall be required to submit the same or new development plan for City approval <br />prior to development of the site in the event that the developer fails to record a <br />final parcel map within two (2) yeazs of PUD approval. <br />{end} <br />
