9. The final design of the surface/landscaping of Parcel K shall be subject to the <br />review and approval of the Planning Director prior to approval of the final map. <br />10. The City shall conduct a study of the capacity of the eight-inch sewer main in <br />Kamp Drive between Mohr Avenue and the subject parcel to determine whether <br />the project's sewer flows can be accommodated within the existing sewer main. If <br />the project's sewer flows require expansion of the main, the applicant shall install a <br />parallel eight-inch sewer main or remove and replace the existing eight-inch sewer <br />main with aten-inch line. In the event the study shows this main requires <br />expansion due to the cumulative impacts due to this project's flows and those of <br />other properties, but not due to this project alone, the applicant shall pay its pro <br />rata share of the expansion costs; said payment shall be made at the time of filing <br />of the first final map for the project. Determination as to whether sufficient <br />capacity exists shall be at the discretion of the City Engineer. <br />11. The applicant shall install a 16-inch water main from Busch Road northerly to <br />Mohr Avenue and along Mohr Avenue to Martin Avenue. The City Engineer shall <br />approve the exact route of the main. The applicant shall be allowed to connect <br />water laterals to this main. The applicant will be eligible for reimbursement for <br />the oversizing of this main. <br />12. The final improvement plan for "Q" Street shall include the connection of the <br />storm drain line exiting the Operations Service Center just southerly of the <br />"P" Street intersection. The City shall not discharge storm water into the storm <br />drain line in "Q" Street until the storm drain line has been extended along Martin <br />Avenue and connected to the existing line leading to Arroyo Mocho. <br />13. The final design of the intersection of Valley Avenue-Busch Road shall be subject <br />to review and approval by the City Engineer, including land widths. This <br />intersection shall be designed to accommodate truck traffic, i.e., radii, setbacks, <br />lane widths, etc. <br />14. Busch Road easterly of "Q" Street shall provide a smooth transition to the existing <br />roadway, as determined by the City Engineer. The traffic signal design for the <br />intersection of Busch Road and "Q" Street shall be designed to accommodate the <br />future widening of Busch Road. If feasible, as determined by the City Engineer, <br />the traffic signal poles and streetlights shall be placed at their ultimate location. <br />15. If allowed by the City, the applicant shall construct a replacement masonry wall <br />generally along the westerly edge of the Operations Service Center, the design of <br />which is subject to review and approval by the Planning Director.
