EXHIBIT B <br />PLANNING COMM <br />CONDITIONS OF APPROVAL <br />Tract 7381, Ponderosa Homes <br />October 23, 2002 <br />Tract 7381 shall be as shown on the vesting tentative subdivision plans - <br />Tract 7381 -dated October 16, 2002, except as modified by the following <br />conditions. <br />2. The final map(s) shall incorporate the following changes and corrections: <br />a. Section A-A, Mohr Avenue -shall allow parking on both sides of the <br />street. <br />b. Section B-B, Mohr Avenue -shall allow parking on the south side of the <br />street only <br />c. The Homeowners Association-owned parcel at the QStreet - P Street <br />roundabout shall be delineated as "Parcel C. <br />The transition to a 32-foot wide street on Mohr Avenue at the northwest corner of <br />the site shall be redesigned, subject to the approval of the City Engineer, to place a <br />bulb-out transition at the project boundary; said bulb-out shall function to direct <br />through eastbound traffic to the new, narrowed through lane while providing <br />protection to parked vehicles in front of Lots 32 and 33. <br />The final grading plan shall incorporate the following: <br />a. Grade Parcel D to an elevation similar to its surrounding lots; no retaining <br />walls shall be allowed at its edges to support residential lot grades. <br />b. Rough grade Parcels B and C so that their westerly edge grades watch those <br />of the adjoining residential lots. <br />c. Grade Parcel A by addition sufficient fill to eliminate any retaining walls at <br />its westerly residential boundary; said fill shall extend sufficiently into <br />Parcel A so as to form a gradual transition without erosion potential. This <br />grading shall also ensure drainage from Parcel A is directed to storm drain <br />outlets at Court "A" and "P" Street. <br />d. Investigate the feasibility of addition fill to the area of the Iron Horse Trail <br />along Courts "K" and "L" so as to minimize the height of any retaining <br />walls required to support the planned fill on Lots 145-159. Fill shall be <br />added here if acceptable to the utilities affected and if satisfactory drainage <br />can be incorporated into the plan.
