Resolution No. PC-2002-57 <br />Page 7 <br />11. The "overbuild" (the distance between lot line and hinge point of the slope) shall <br />be a minimum of two feet. This detail shall be shown the improvement plans for <br />this subdivision to the satisfaction of the City Engineer before City Council <br />approval of the final subdivision map. <br />12. There shall be a concrete v-ditch installed along the southwesterly property line of <br />Lot 1 and at the mid point of the cut slope on the back of Lot 3. This detail shall <br />be shown the improvement plans for this subdivision to the satisfaction of the <br />City Engineer before City Council approval of the final subdivision map. <br />13. The minimum size for the public sanitary sewer main shall be eight inches. This <br />detail shall be shown the improvement plans for this subdivision to the <br />satisfaction of the City Engineer before City Council approval of the final <br />subdivision map. <br />14. Storm drainage from each lot shall be directed to the street or to an approved <br />storm drain system in accordance with Sections 1806.55 and 3315.4 of the 1997 <br />Uniform Building Code unless otherwise approved by the Building Official and <br />City Engineer. <br />15. The water and gravity sanitary sewer mains (except as noted) shall be public and <br />shall be maintained by the City. There shall be a two-way cleanout on the <br />sanitary sewer lateral located at the back of the PSE. This detail shall be shown <br />the improvement plans for this subdivision to the satisfaction of the City Engineer <br />before City Council approval of the final subdivision map. <br />16. Unless otherwise approved by the City Engineer, roof leaders shall be connected <br />to the street gutter or storm drain system. <br />17. All existing drainage swales that are filled shall have sub drains installed unless <br />otherwise recommended by the Developer's Soils Engineer and approved by the <br />City Engineer. All sub drains shall have a cleanout installed at the beginning of <br />the pipe. The bottom of the pipe shall terminate in a storm drain or other storm <br />drain outfall; subject the approval of the City Engineer. The applicant's engineer <br />shall submit a final sub-drain location map to the City Engineer prior to <br />acceptance of the Public Improvements. It shall be the responsibility of the <br />homeowner to relocate the sub drain, if during the excavation of a pool or other <br />subsurface structure a sub drain is encountered. All owners within the <br />subdivision shall receive notice of the presence of these sub drains. The City <br />Attorney shall approve said notice. <br />18. The project developer/subdivider shall acquire written permission from the <br />property owner, for any work on the adjoining properties. Proof of such <br />permission shall be required prior to the issuance of a grading permit. <br />
