<br />Resolution No. PC-2002-57 <br />Page 6 <br />A 40 foot to 50 foot wide barrier shall be created along the property lines of Lots <br />1 through 6, along the northeast side of Klemetson Drive including Parcel G, and <br />then along the northeast side of the shared access driveway to Lots 11 and 12. <br />The barrier shall be mowed biannually by the development's homeowners or as <br />required by the Fire Marshal. The width of the barrier shall be determined by the <br />Planning Director and the Fire Mazshal before City Council approval of the final <br />subdivision map and shall be shown on the final subdivision map and <br />improvement plans. <br />8. The project developer/subdivider shall provide a bond to the City guaranteeing <br />the installation of all common open space improvements, private driveways, street <br />trees, and all common infrastructure improvements. The project developer shall <br />provide an itemized cost estimate of said improvements, to be submitted with the <br />bond, for the review and approval the Planning Director prior to issuance of <br />building permits. The Planning Director shall return the bond to the project <br />developer upon acceptance of said improvements. <br />9. The following street sections shall be revised: <br />a. Kolb Ranch Road: <br />The street shall have a constant 2% cross slope. The curb and gutter <br />adjacent to the retaining wall shall be design to catch the storm water <br />rather then having the water flow across the street. The street shall be <br />posted for no pazking on the non- sidewalk side of the street. <br />b. Private Driveway: <br />The driveway and storm drain shall be private and shall be maintained by <br />the homeowners association or by the individual property owners. The <br />typical section shall include a PSE over the entire driveway. The <br />driveway shall be posted for no parking. <br />c. Benson Drive and Klemetson Drive: <br />The street shall be posted for no parking on the non sidewalk side of the <br />street. <br />These changes shall be shown the improvement plans for this subdivision to the <br />satisfaction of the Planning Director and the City Engineer before City Council <br />approval of the final subdivision map. <br />10. There shall be sub-drain installed under all curbs and/or gutters. The sub-drain <br />shall be connected to the storm drain system. These details shall be shown on the <br />improvement plans for this subdivision to the satisfaction of the Planning Director <br />and the City Engineer before City Council approval of the final subdivision map. <br />
