<br />Resolution No. PC-2002-57 <br />Page 5 <br />Vesting Tentative Subdivision Map 6951 <br />Exhibit B, Final Conditions of Approval <br />per Planning Commission <br />August 28, 2002 <br />The vesting final subdivision map and improvement plans for this development <br />shall substantially conform to the vesting tentative subdivision map, Exhibit "A", <br />dated "Received August 22, 2002" on file with the Planning Department, except <br />as modified by the following conditions. Minor changes to the plans may be <br />allowed subject to the approval of the Planning Director if found to be in <br />substantial conformance to the approved exhibits. <br />2. Approval of the final subdivision map and improvement plans shall not take effect <br />until the recording of the annexation map and description by LAFCO. <br />The project developer/subdivider shall pay the in-lieu park dedication fees in <br />effect at the time building permits aze issued for the structures to be constructed <br />on the lots created with the final subdivision map. <br />4. The project developer/subdivider shall deposit a bond with the City of Pleasanton <br />to ensure completion of any required improvements. This bond shall be in a <br />standazd form approved by the City Attorney and shall be in an amount <br />satisfactory to the City Engineer. The City Engineer may waive this requirement <br />if the required improvements have been satisfactorily installed/constructedprfor <br />to recordation of the final parcel map. <br />5. Prior to recordation of the final map, all modifications required to the design <br />guidelines thorough conditions of approval shall be combined into a single <br />comprehensive document. This document shall be submitted to the Planning <br />Director for review and approval prior to publication. The project developer or its <br />successor in interest shall disclose the design guidelines to the lot buyers prior to <br />close of escrow, and shall provide them with copies of the guidelines. <br />6. The project developer shall initiate discussion with representatives of the Preserve <br />Homeowners Association regarding annexing its project to The Preserve <br />Homeowners Association, including merging the common open space areas of <br />this development with the Preserve's open space areas. If the project developer is <br />unable to annex to or otherwise include the open space azea as part of The <br />Preserve's maintenance liability, a separate homeowners association for this <br />development shall be created. This issue shall be resolved before the City <br />Council's approval of the final subdivision map. <br />
