Resolution No. PC-2002-57 <br />Page 2 <br />Project construction would involve site grading and alteration of existing <br />topography. The results of the geologic/soil study submitted in <br />conjunction with the original PUD development plan indicated that the <br />overall site is suitable for the development types covered by this <br />subdivision. Project construction would be held away from sensitive <br />environmental areas and wildlife species areas. No significant existing <br />drainage courses would be altered. <br />The design of the subdivision and improvements covered by the <br />proposed vesting tentative subdivision map will not cause <br />substantial environmental damage and avoidably injure fish and/or <br />wildlife or their habitat. <br />The geotechnical status of the slopes stability was reviewed and peer- <br />reviewed by geotechnical consultants, the determination being made that <br />the proposed street is on stable land. Identified mitigation measures were <br />incorporated into the project design to achieve stable slope banks and site <br />grading. A portion of the subject property is located in the Alquist-Priolo <br />Study Zone for the Calaveras earthquake fault. No development including <br />grading is allowed to take place within this azea. Grading has been <br />designed to reflect existing topographic conditions, minimize impacts on <br />adjoining properties, and to be consistent with the requirements and <br />geotechnical report recommendations that have been prepazed for the <br />proposed project. Adequate access is provided to all structures for police, <br />fire, and other emergency vehicles. Erosion control and dust suppression <br />measures will be documented in the final subdivision map. Development <br />is kept away from environmentally sensitive areas, e.g., oak woodland <br />azeas, steep hillside areas, and the creek existing creek. <br />4. The design of the proposed subdivision is not likely to cause <br />serious public health problems. <br />The proposed project, including the recommended conditions of approval, <br />meets all applicable City standards pertaining to public health, safety, and <br />welfare, e.g., vehicle access, geologic hazazds, and flood hazards. All <br />public safety measures aze addressed through the design and conditions of <br />approval for the tentative subdivision map. <br />The design of the subdivision or its related improvements will not <br />conflict with easements, acquired by the public at large, for access <br />through or use of property within the proposed subdivision. <br />Public road connections would be provided to the adjoining Preserve <br />public streets. Public access to the planned pazk property for City <br />maintenance staff and emergency vehicles is provided from Foothill Road <br />and would be provided from Knoll Park. <br />
