Resolution No. PC-2002-57 <br />Page 3 <br />WHEREAS, the Planning Commission determined that the proposed subdivision is well <br />designed and in keeping with the requirements of the previously approved <br />PUD development plan. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON RESOLVES THE FOLLOWING: <br />Section 1. Approves the application of Eugene C. and Carol Strom, William Kolb, <br />and Donna Miller for Vesting Tentative Map (Tract 6951) approval to <br />subdivide 60.62 acres into 12 new single-family lots, two lots developed <br />with existing single-family homes, public street and infrastructure <br />improvements, and remainder parcels for a public park, common open <br />space, and a future senior care facility located at 11321 and 11393 Dublin <br />Canyon Road and 6388 Foothill Road, subject to the conditions shown in <br />Exhibit "B," attached hereto and made part of this case by reference. <br />Section 2. Directs that the requested PUD modifications for PUD-99-03 be processed <br />as a minor modification with the following provisions: (1) the size of the <br />garages shall not be increased from 600-square feet to 900-square feet; (2) <br />the requirements for fencing for lots 1-6 shall be modified to allow privacy <br />fencing (i.e., solid wood fencing) on the interior side property lines within <br />the building pad portion of the lot, but that open fencing shall be provided <br />on the slope banks, and special care shall be taken to minimize the <br />visibility of the sold wood portion of the fence; and (3) the developer may <br />either comply with requirements for making all houses photovoltaic-ready, <br />or elect to install on two of the houses (to be determined by staff and the <br />applicant prior to approval of the final map) complete photovoltaic <br />systems with all the necessary equipment in place and sized appropriately <br />for the house. <br />Section 3. This resolution shall become effective 15 days after its passage and <br />adoption unless appealed prior to that time. <br />THIS RESOLUTION ADOPTED BY THE PLANNING COMMISSION OF THE CITY <br />OF PLEASANTON ON THE 28TH DAY OF AUGUST 2002 BY THE FOLLOWING <br />VOTE: <br />AYES: Commissioners Kameny, Maas, and Sullivan <br />NOES: None <br />ABSENT: Commissioners Arkin and Roberts <br />ABSTAIN: None <br />
