18. The typical lot side slope shall be a 3:1 maximum, unless otherwise approved by the <br />Planning Director and by the City Engineer. <br />19. The project developer/subdivider shall install an overland release for the detention pond <br />(should the outlet structure be plugged). The City Engineer shall determine the details of <br />the drainage release in conjunction with the review of the improvement plans and prior to <br />City Council approval of the Final Subdivision Map. <br />20. There shall be a minimum two foot wide overbuild area between the lots (the distance <br />between lot line and hinge point of the slope). <br />21. The storm drainage from each lot shall be directed to the street or an approved storm <br />drain system in accordance with Sections 1806.55 and 3315.4 of the 1997 Uniform <br />Building Code unless otherwise approved by the Building Official and City Engineer. <br />22. The existing septic tank and leach field to the existing house(s) shall be abandoned by the <br />project developer/subdivider, per Alameda County Health Department regulations, before <br />issuance of a grading permit for this subdivision. <br />23. All utility boxes and transformers for this project shall be installed underground. All ca- <br />pacitor banks or switches for the project may be installed above ground if properly <br />screened to the satisfaction of the Planning Director. All underground utilities shall be in <br />conduit. <br />24. The curb and gutter of all streets within the development shall have subdrains installed at <br />either the back of curb or lip of gutter at the discretion of the City Engineer. This detail <br />shall be shown on the improvement plans. Said drains shall be connected to the storm <br />drain system or drained by other means acceptable to the City Engineer <br />25. The water and gravity sanitary sewer mains (except as noted) shall be public and main- <br />tained by the City. There shall be a two-way cleanout on the sanitary sewer lateral lo- <br />cated at the back of the PSE. <br />26. The project developer/subdivider shall give notice to any prospective owners of the main- <br />tenance of the concrete v-ditch storm drain system, the private storm drain system in the <br />private driveways (roads) and existing drainage swales, and detention pond. The City At- <br />torney shall approve the exact language of this notice before the first lot sale. <br />27. The developer shall give notice to any prospective owners of the proposed City Golf <br />Course. The City Attorney shall approve the exact language of the notice before the first <br />lot sale. <br />28. The perimeter of all building foundations shall be designed with subdrains. The design <br />of said sub-drains shall be shown on the preliminary grading plan provided for each of <br />Final Conditions ojApproval Page S of 7 Planning Commission (August 28, 2002) <br />
