d. Detention Pond Access: <br />The structural section of the detention pond access road shall be 1'/z inches of de- <br />composed granite over a Class II aggregate base of sufficient strength to support <br />the maintenance vehicle as determined by the City Engineer. There shall be a gate <br />installed near the public street. The minimum outside radius of the road shall be <br />45 feet. The maximum grade of the driveway shall be 15% except at road inter- <br />section where the grade shall not exceed 7%. <br />e. Happy Valley Road/Alisal Street: <br />The project developer/subdivider shall dedicate to the City of Pleasanton the street <br />right-of--way across the entire project frontage. The existing roadway across the <br />project frontage shall be reconstructed as the last phase of the subdivision's con- <br />struction. Before its reconstruction, the City Engineer shall review the streets' <br />cross-sections. If the existing street sections are not adequate for the anticipated <br />traffic demand volume, the streets shall be reconstructed as determined by the City <br />Engineer. If the street section is adequate, the street shall be overlaid with a <br />minimum of 1'/2 inches of asphalt with fabric. Street lighting shall be added near <br />the intersection, the type of electroliers spacing and lighting intensity shall be ap- <br />proved by the City Engineer and Planning Director. The existing CMP pipe cross- <br />ing Happy Valley Road shall be replaced with RCP, unless otherwise approved by <br />the City Engineer. <br />f. Cul-De-Sac: <br />The diameter of the proposed cul-de-sac by Lot 6 shall be 50 feet to allow for a <br />passenger car turn around. The cul-de-sac shall be posted "No Parking" per the <br />Vehicle Code. The hammerhead that overlays the cul-de-sac bulb shall remain as <br />designed for fire truck use. The project developer/subdivider shall show this <br />change on the improvement plans for this development to the satisfaction of the <br />Planning Director and the City Engineer before City Council approval of the final <br />subdivision map. <br />16. The grading profile for Lots 10 and 11 shall be designed so that these lots slope down- <br />ward towards the detention pond. The project developer/subdivider shall show this <br />change on the improvement plans for this development to the satisfaction of the Planning <br />Director and the City Engineer before City Council approval of the final subdivision map. <br />17. The project developer/subdivider shall incorporate the recommendations by Lowney and <br />Associates as presented in their report entitled 'Preliminary Geotechnical and Geologic <br />Investigation, Lots 109 and 110 -Happy Valley Road, Pleasanton, California' dated Sep- <br />tember 23, 1998, as well as supplemental responses to review comments dated March 8, <br />2002 and April 16, 2002 into the design of infrastructure and private improvements. Fi- <br />nal designs incorporating these geotechnical recommendations shall be reviewed and ap- <br />proved by the City Engineer with the improvement plans prior to City Council approval <br />of the Final Subdivision Map. <br />Final Conditions of Approval Page 4 of ~ Planning Commission (August 28, 2002) <br />
