Resolution No. PC-2002-51 <br />Page 12 <br />44. Stormwater from both of the on-site parking lots shall directed to a bioswale to <br />filter the water before it enters the stormdrain system. <br />45. In locations where stormwater would be directed from a paved area to a <br />landscaped area with a bioswale, a concrete curb shall be installed between the <br />paved area and the landscaped area such that the top of the curb is flush with the <br />top of the paved area. In other areas where paved and landscaped areas meet, six- <br />inch (6") vertical concrete curbs shall be installed. <br />46. The project developer shall provide root control barriers and four inch (4") <br />perforated pipes for parking lot trees, street trees, and trees in planting areas less <br />than ten feet (10' 0") in width, as determined necessary by the Planning Director at <br />the time of review of the final landscape plans. <br />47. Prior to occupancy, the landscape architect shall certify in writing to the Planning <br />Director that the landscaping has been installed in accordance with the approved <br />landscape and irrigation plans with respect to size, number, and species of plants <br />and overall design concept. <br />Building Requirements: <br />48. All units in the development shall be constructed to meet State energy <br />requirements. <br />49. All building and/or structural plans must comply with all codes and ordinances in <br />effect before the Building Department will issue permits. <br />50. The project developer shall submit a building survey and/or record of survey and a <br />site development plan in accordance with the provisions of Chapter 18.68 of the <br />Municipal Code of the City of Pleasanton. These plans shall be approved by the <br />Director of Building Inspection prior to the issuance of a building permit. The site <br />development plan shall include all required information to design and construct <br />site, grading, paving, drainage, and utilities. Specific items to be indicated on the <br />site development plan necessary to construct the improvements are to be in <br />accordance with the City of Pleasanton Private Development Design Guidelines <br />adopted April 15, 1986. <br />51. A sanitary sewer-sampling manhole shall be provided on each sanitary sewer <br />lateral, unless otherwise waived by the Director of Building Inspection. <br />
