Resolution No. PC-2002-51 <br />Page 11 <br />to issuance of a building permit, details of the design of these improvements shall <br />be subject to the review and approval by the Planning Director and the City <br />Engineer. The City will reimburse the applicant for off-site improvement costs <br />except for the cost of the proposed fencing and the improvements between the <br />site's eastern side property line and the paved azea of Sunol Boulevazd. <br />39. The applicant shall extend the irrigation system for the landscaping on the subject <br />site to serve the landscaping between the site's northern property line and the <br />proposed metal fence in Centennial Pazk, and the landscaping between the site's <br />eastern side property line and the paved azea of Sunol Boulevard. The project <br />developer shall enter into an agreement with the City, approved by the City <br />Attorney, which guarantees that all landscaping and the irrigation located within <br />these the areas will be maintained by the applicant at all times in a manner <br />consistent with the approved landscape and irrigation plan for this development. <br />Said agreement shall run with the land for the duration of the ground lease for the <br />project. <br />40. The applicant shall extend the existing irrigation lines in the improved portion of <br />Centennial Park to serve the portion of the park's 50-ft. wide buffer area north of <br />the proposed metal fence in the park. After the City accepts the landscaping and <br />the irrigation system, the City shall maintain this area. <br />41. A final landscape plan and irrigation plan shall be submitted to and approved by <br />Planning Director as part of the building permit plan set prior to issuance of an on- <br />site permit. Said landscape plan shall be consistent with the approved landscape <br />plan plus any conditions of approval, and shall be detailed in terms of species, <br />location, size, quantities, and spacing. <br />42. All trees used in landscaping be a minimum of fifteen (15) gallons in size and all <br />shrubs a minimum of five (5) gallons, unless otherwise shown on the approved <br />landscape plan. <br />43. Unless otherwise required by the Director of Pazk and Community Services, the <br />applicant shall relocate an existing City irrigation meter located near the site's <br />front property line to a location on the south side of Junipero Street. The exact <br />location of the new meter shall be subject to the review and approval of the <br />Director of Parks and Community Services. <br />
