(2) The right building elevations on Plans 2B and 2C shall be revised to eliminate <br />the large expanse of blank building walls by adding architectural detailing to this <br />wall, such as windows, trim, etc. <br />(3) The applicant shall work with staff to investigate alternatives which would allow <br />the optional bonus room over the garage on Plan 2 without having this elevation <br />closely mimic the Plan 3 elevation. Final design shall be subject to the review <br />and approval of the Planning Director prior to the issuance of the building permit <br />for this option. <br />(4) The final colors and materials shall be submitted for review and approval by the <br />Planning Director prior to issuance of a building permit. <br />c. 5 500 Sq. Ft. Lots, including Duets: <br />(1) The roof styles and their end treatment shall be revised to be consistent on all <br />four sides of the homes. <br />(2) The window and trim details shall be revised to include consistent treatment and <br />detailing on all four sides of the homes. Consistent architectural detailing shall <br />include similar window styles, such as window grid patterns, sills, headers, side <br />trim, potshelves, etc., and on all lots. <br />(3) The applicant shall work with staff to incorporate strong transitions from the <br />stucco siding to the lap siding on all Regency architectural styles for the four <br />plan types and the duets. Final design shall be subject to the review and <br />approval of the Planning Director prior to the issuance of the building permit for <br />this option. <br />(4) The final colors and materials shall be submitted for the review and approval of <br />the Planning Director prior to issuance of a building permit. <br />7. The garages shall all have automatic opening sectional roll-up garage doors throughout the <br />project. The driveway widths for three-car garages shall have the same driveway opening <br />width as those homes with two-car garages. <br />Landscaping and Trails <br />8. The project developer shall submit detailed landscape and irrigation plans, subject to the <br />review and approval of the Planning Director and City Landscape Architect, as part of the <br />improvement plans. These plans shall include a street tree planting plan and landscape plans <br />for all street rights-of--way, landscape trails, common areas, and front and street side yards for <br />all homes. The irrigation plan shall provide for automatic controls. Said landscape plan shall <br />be consistent with the approved landscape plan plus any conditions of approval, and shall be <br />detailed in terms of species, location, size, quantities, and spacing. The final selection of plant <br />species for the project shall be subject to the review and approval of the City Landscape <br />Architect and Planning Director and shall consist of species which are native to this region of <br />California or are otherwise drought-tolerant, with the exception of turf/sod.
