9. The final design of all off-site landscaping, entry monumentation, and trail improvements shall <br />be submitted for the review and approval of the City Engineer and Planning Director prior to <br />the approval of the final map. The developer shall be responsible for demonstrating to the City <br />that it has acquired the necessary authorization and/or easements to install said improvements <br />from the owners of those properties. In the event that the necessary easements and/or <br />authorization can not be obtained prior to approval of the final map to construct the off-site <br />trail along the north side of Mohr Avenue, the developer shall revise its site plan to show the <br />trail on the south side of Mohr Avenue with a crosswalk at Martin Avenue and a connection to <br />the existing trail along the east side of Martin Avenue. All required off-site infrastructure <br />improvements necessary for the development of the project site shall be designed and included <br />in an approved improvement agreement prior to approval of the in-tract final map. <br />10. A final planting and irrigation design for the street tree planter strip areas and bioswales shall <br />be submitted for the review and approval of the City Landscape Architect and Planning <br />Director. These planter strip areas and bioswales shall be designed with separate irrigation <br />systems to allow them to be maintained by the project homeowners association. <br />11. The design plans for the Iron Horse Trail and landscaping improvements shall be submitted for <br />review with the tentative map. Three acres of landscaping improvements shall be completed <br />to the Iron Horse Trail right-of--way adjacent to the project site. The trail surface itself shall be <br />completed from Mohr Avenue to Busch Road in its entirety. The final design for this trail and <br />Iron Horse Trail right-of--way landscaping shall be done in accordance with EBRPD master <br />plan/ City Master Trail Plan for the trail and shall be submitted for review and approval by the <br />Parks and Recreation Commission prior to recordation of the final map. The maintenance of <br />this area shall be the responsibility of the City. In the event a portion of the Iron Horse Trail <br />can serve as an EVA, the improved trail width shall be no less than 20 feet wide. <br />12. The final design of the in-tract trail and its connection to the off-site Martin Avenue trail shall <br />be submitted for review and approval by the Planning Director prior to approval of the final <br />map. The trail through the project site shall be a minimum of 8 ft. in width unless otherwise <br />approved by the Planning Director. <br />13. The project developer shall provide root control barriers and four inch (4") perforated pipes for <br />street trees and trees in planting areas less than ten feet (10' 0") in width, as determined <br />necessary by the Planning Director at the time of review of the final landscape plans. <br />14. The project developer shall adjust the sprinkler heads to redirect the water away from <br />monument signs and/or entry features while ensuring complete irrigation coverage of the <br />landscaping around the signs/features. <br />Planning Commrssron Page 8 <br />
