Resolution No. PC-2002-43 <br />Page 8 <br />interim, the connection of Safreno Way to the Goodwin driveway shall be angled <br />to simplify the trail crossing. Full access for both the Safreno and Goodwin <br />parcels shall be assured. <br />18. The final design of the connections of the existing fire station driveways to <br />Machado Place shall be subject to review and approval by the Planning Director <br />prior to approval of the final map. <br />19. The connection of Machado Place to the Foley-Fagliano-Thibault-Madden access <br />shall be configured as a street intersection, not a driveway opening. <br />20. In the event Thiessen Street is constructed by others, the final grading and street <br />connection plans shall match the as-built grades of Thiessen Street, retaining the <br />grading relationships as shown in the tentative map as much as feasible. The final <br />grading plan shall be subject to review and approval by the Planning Director. <br />21. The "Alternative for Ruetz Place and Frog Hill Lane" shall be used only if prior <br />to submittal of the final map a PUD modification has been approved replacing the <br />day care use with two additional lots. <br />22. The applicant shall post with the City prior to approval of the final map a <br />performance bond for the installation of all private streets, utilities, and other <br />improvements to be maintained by the Homeowners Association. <br />23. All existing drainage swales that are filled shall have subdrains installed unless <br />otherwise recommended by the developer's Soils Engineer and approved by the <br />City Engineer. All subdrains shall have aclean-out installed at the beginning of <br />the pile. The bottom of the pipe shall terminate in a storm drain or other storm <br />drain outfall, subject to the approval of the City Engineer. The applicant's <br />engineer shall submit a final subdrain location map to the City Engineer prior to <br />acceptance of the public improvements. It shall be the responsibility of the <br />homeowner to relocate the subdrain if, during the excavation of a pool or other <br />subsurface structure, a subdrain is encountered. All owners within the <br />subdivision shall receive notice of the presence of these subdrains. The City <br />Attorney shall approve said notice. <br />24. The applicant shall acquire written permission from the property owner for any <br />work on the adjoining properties. Proof of such permission shall be required prior <br />to the issuance of a grading permit. <br />25. Unless otherwise approved by the Fire Marshall, no housing construction shall <br />begin until such time as an acceptable emergency vehicle access has been <br />established, as defined by the Fire Marshall. This access shall be maintained at all <br />times until the public improvements are accepted. <br />
