15. Excluding the eight (8) existing parking spaces designated for Judge Gale's property (32 <br />West Neal Street), the project developer shall provide a minimum of fifty-six (56) pazk- <br />ing spaces on the overall Pleasanton Station development, or shall enter into a parking in- <br />lieu agreement for the pazking deficit. If the project developer decides to secure the in- <br />lieu agreement, the agreement shall be reviewed and acted upon by the City Council be- <br />fore issuance of a grading/demolition permit, on-site permit, foundation permit, or build- <br />ingpermit for the building/site covered by this approval. <br />16. The project developer shall modify the landscape areas on the east and west sides of the <br />building covered by this approval to incorporate pedestrian-oriented features such as <br />small patios, benches, etc. The design and locations of these components shall be shown <br />on the site and landscape plans of the building permit plan set to the satisfaction of the <br />satisfaction of the Planning Director before issuance of a building permit. <br />17. The project developer shall replace the existing light-pole and quartz-halogen light- <br />fixtures with poles/fixtures matching historical-style fixtures presently being used in the <br />parking area. If necessary, additional fixtures may be added to the parking area in order <br />to illuminate the parking in accordance with the standards of the City's security require- <br />ments. This change shall be shown on the final building permit plan set submitted to the <br />Planning Director for review and approval before issuance of a building permit. <br />18. Any future restaurant user that locates within the structure shall be required to keep its <br />kitchen door closed at all times. <br />19. Any restaurant facility located in this structure shall be equipped at all times with filtering <br />devices to minimize odors and fumes. <br />Building and Site Design Requirements: <br />20. The project developer shall post address numerals on the building so as to be plainly visi- <br />ble from all adjoining streets or driveways during both daylight and night time hours. <br />Tenant spaces shall be identified as determined by the City. <br />21. The project developer shall effectively screen from view all ducts, meters, air condition- <br />ing equipment, and any other mechanical equipment, whether on the structure, on the <br />ground, or on the roof, with materials architecturally compatible with the main structure. <br />Screening details shall be shown on the plans submitted for issuance of building permits, <br />the adequacy of which shall be determined by the Planning Director. All required screen- <br />ing shall be provided prior to occupancy. <br />22. All mechanical equipment shall be constructed and operated in such a manner that noise <br />emanating from it will not be perceptible beyond the property plane. <br />PDR-225, Exhibit "B", Final Conditions Page 3 oj10 July IQ 2002 <br />
