Planning Requirements: <br />9. At no time shall balloons, banners, pennants, or other attention-getting devices be utilized <br />on the site except as allowed by Section 18.96.060K of the Zoning Ordinance for grand <br />openings or by Section 18.116.040 of the Zoning Ordinance if approved by temporary <br />conditional use permit as part of a decorating plan in conjunction with shopping center <br />promotional events. At no time shall spot lighting be used after 10:00 PM in conjunction <br />with such grand openings and/or promotional events. <br />10. The "Permit Pazking" signs shall be removed from the project site with the start of con- <br />struction. <br />11. The "Hardiplank" siding to be used on the proposed building's exterior walls shall be the <br />"Smooth" siding with asix-inch (6") exposure, applied to the building's exterior as indi- <br />vidual "planks". The siding material shall be shown on the final building permit plan set <br />submitted to the Planning Director for review and approval before issuance of a building <br />permit. <br />12. The project developer shall submit a waste generation disposal and diversion plan to the <br />Building Department prior to issuance of building or demolition permits. The plan shall <br />include the estimated composition and quantities of waste to be generated and how the <br />project developer shall recycle at least fifty percent (50%) of the job site construction and <br />demolition waste. Proof of compliance shall be provided to the Director of Building In- <br />spection prior to the issuance of a final building permit. During demolition and construc- <br />tion, the project developer shall mark all trash disposal bins "trash materials only" and all <br />recycling bins "recycling materials only". The project developer shall contact Pleasanton <br />Garbage Service for all waste disposals. Only that portion of trash and recycling waste <br />refused by Pleasanton Garbage Service shall be disposed of or diverted by another <br />trash/recycling company. <br />13. The project developer shall use their best efforts to implement the measures identified in <br />the U. S. Green Building Council's (GBC), "Leadership in Energy and Environmental <br />Design (LEED)" 2.0 rating system in the design, construction, and operation of the pro- <br />posed building, including all future tenant improvements, to achieve a "Certified" rating. <br />The final LEED measures shall be shown on the building permit plan set to the satisfac- <br />tion of the Planning Director before issuance of a building permit. <br />14. Any sit-down restaurant intending to locate in this building shall be required to enter into <br />an in-lieu parking agreement before issuance of a zoning certificate, business license, or a <br />building permit for tenant improvements. The in-lieu agreement shall be reviewed and <br />acted upon by the City Council. This requirement shall be in effective for a period of <br />time not to exceed five (5) years after the issuance of an occupancy permit for the build- <br />ing shell. <br />PDR-225, Exhibit "8 ", Final Conditions Page 2 of 10 July /0, 2002 <br />
