Resolution No. PC-2002-39 <br />Page 5 <br />Parking and Hardscape <br />17. The drive aisle widths shall be clearly shown on the plans submitted for Building <br />Department plan check. As determined by the Fire Mazshal, some drive aisles may be <br />required to be painted and/or posted as fire lanes. <br />18. The parking lot shall be graded such that the eastern portion of the drive aisle is level <br />with the parking drive aisle located on 555 Main Street. The purpose of this grading shall <br />be to allow future cross access between the two parking lots. The existing retaining wall <br />between 555 Main Street and 344 Division Street shall be removed and the project <br />developer shall specify the new method of blocking access on the building permit plan set <br />(e.g. bollazds, chain and post, etc.), subject to review and approval by the Planning <br />Director. <br />19. All parking spaces shall be striped. Wheel stops shall be provided unless the spaces are <br />fronted by concrete curbs, in which case sufficient areas shall be provided beyond the <br />ends of all parking spaces to accommodate the overhang of automobiles. <br />20. All full-sized pazking spaces shall be sized as shown on the approved site plan. Each <br />compact car space shall be marked clearly with bold lettering no less than 8" in height <br />"Compact Car Only". The dimensions of the parking stalls shall be clearly shown on the <br />plans submitted for Building Department plan check. <br />21. Six-inch vertical concrete curbs shall be installed between all paved and landscaped areas. <br />22. The project developer shall secure written permission from the owner of the property at <br />555 Peters Avenue to use the existing driveway easement for the one pazking space as <br />shown on the proposed pazking lot plan. A written copy of this use of the easement for <br />parking shall be provided in a form acceptable to the City Attorney and Planning Director <br />prior to the issuance of a building permit. <br />23. The owner of 344 Division Street shall grant an easement for parking, ingress, and egress <br />in favor of 555 Main Street. Said easement shall only become effective upon the grant of <br />a reciprocal easement from the owner of 555 Main street in favor of 344 Division Street. <br />The form of the easement shall be approved by the City Attorney, and proof of <br />recordation presented prior to issuance of a building permit. <br />General Planning Conditions <br />24. The applicants shall use their best efforts to implement the measures identified in the <br />U. S. Green Building Council's (GBC), "Leadership in Energy and Environmental Design <br />(LEED)" 2.0 rating system in the design, construction, and operation of the proposed <br />
