b. Ensure that building tenants provide telecommuting opportunities to their employ- <br />ees to the greatest extent feasible. <br />c. The building owner shall participate in any future operating BART shuttle and any <br />other future Bemal Corporate Park shuttles. <br />To ensure the implementation of these measures and their effectiveness, the building <br />owner shall report to the City's Transportation Systems Management (TSM) Program <br />Coordinator annually. These measures shall appear as a deed restriction on the building's <br />title to ensure their implementation over the life of the building. <br />16. The proposed building's glass colors shall match the glass of the existing office buildings <br />located in the Bernal Corporate Park at 6701 and 6801 Koll Center Parkway. The ap- <br />proved building materials and colors shall be submitted to the Planning Director for re- <br />view and approval before issuance of building permits. <br />Green Building Measures: <br />17. The project developer shall use their best efforts to implement the measures identified in <br />the U. S. Green Building Council's (GBC), "Leadership in Energy and Environmental <br />Design (LEED)" 2.0 rating system in the design, construction, and operation of the pro- <br />posed building, including all future tenant improvements, to achieve a "Certified" rating. <br />The final LEED measures, including the measures detailed in the letter from Granite Pro- <br />fessional Insurance Brokerage, Inc., to Marion Pavan, dated May 31, 2002, and refer- <br />enced by the Planning Commission, shall be shown on the building permit plan set to the <br />satisfaction of the Planning Director before issuance of a building permit. <br />18. The project developer shall extend electrical service to three parking spaces designated <br />on Exhibit "A" for electrically powered commute vehicles. Upon request by the Planning <br />Director, as needs arise, the project developer shall have ninety (90) days to install the ac- <br />tual charging equipment for some or all of the spaces, and shall provide evidence to the <br />Planning Director that the installation is complete. The project developer shall install <br />signs designating the subject parking spaces, which shall state "Electrical Vehicle Charg- <br />ers Shall Be Provided Upon Request." When charging facilities are installed, the signage <br />shall be changed to state, "Parking for Electrical Vehicles Only, Contact Building Owner <br />for More Information". These changes shall be shown on the building permit set submit- <br />ted for review and approval by the Planning Director before issuance of a building per- <br />mit. <br />19. The project developer shall implement the following measures with the construction of <br />the structures covered by this approval so that the owners can install roof-mounted photo- <br />voltaic systems in the future: <br />PUD-80-2-17D, Planning Commrssron June 26, 2002 Page 3 of 12 <br />
