a. Electrical conduit and "pull-strings" shall be installed from the roof/attic areas to <br />the buildings' main electrical room. <br />b. Roof trusses shall be engineered to handle an additional load of five pounds (5- <br />lbs.)per sq. ft. beyond that of the anticipated for roofing. <br />c. An area shall be provided in the electrical room near the electrical panel for the <br />"inverter" required to convert the direct current output from the photovoltaic pan- <br />els to alternating current. <br />d. A bi-directional electrical meter shall be installed with the installation of the <br />photovoltaic panels in the mechanical equipment room. <br />e. The area shown on the roof plan located outside of the mechanical equipment <br />screens shall be designated for the installation of photovoltaic panels. All other <br />roof equipment, except for the roof drains and overflow scuppers, including satel- <br />lite dishes, personal wireless communication devices, vents, stacks, etc., may only <br />be located within the area defined by the equipment screens. This statement shall <br />be shown on the building permit plan set and shall be communicated by the build- <br />ing owner to all future contractors/sub-contractors doing work on the roof. <br />These measures shall be shown on the building permit plan set submitted to the Planning <br />Director for review and approval before issuance of the first building permit. <br />Building and Site Design Requirements: <br />20. The project developer shall post address numerals on the building so as to be plainly visi- <br />ble from all adjoining streets or driveways during both daylight and night time hours. <br />21. The project developer shall effectively screen from view all ducts, meters, air condition- <br />ing equipment, and any other mechanical equipment, whether on the structure, on the <br />ground, or on the roof, with materials architecturally compatible with the main structure. <br />Screening details shall be shown on the plans submitted for issuance of building permits, <br />the adequacy of which shall be determined by the Planning Director. All required screen- <br />ing shall be provided prior to occupancy. <br />22. All mechanical equipment shall be located on the roof of the structure covered by this <br />approval, in the area designated on the roof plan, and shall not project above the horizon- <br />tal plane established by the surrounding equipment screens. This requirement can be <br />modified by the Planning Director if it can be demonstrated with lines-of--sight analyses <br />taken from across Koll Center Parkway and Valley Avenue that the mechanical equip- <br />ment will not be visible.
