Planning Director, shall incorporate cut-off shield type fixtures to prevent glare <br />onto adjacent properties or roadways. <br />17. Trash containers shall be stored within the trash room at all times, except when <br />being unloaded. <br />18. All utilities required to serve the proposed development shall be installed <br />underground, unless otherwise determined by the City Engineer. <br />19. The applicant shall install any new transformer(s) underground in a vault. The <br />location of the transformer(s) shall be subject to approval by the Planning Director <br />prior to issuance of permits by the Building Department. <br />20. The existing street trees along the project frontage shall be saved. The applicant <br />shall post cash, letter of credit, or other security satisfactory to the Planning <br />Director in the amount of $5,000 for each tree required to be preserved, up to a <br />maximum of $25,000. This cash bond or security shall be retained for one year <br />following acceptance of public improvements or completion of construction, <br />whichever is later, and shall be forfeited if the trees are destroyed or substantially <br />damaged. <br />21. Any proposed pruning of street trees to accommodate construction of the building <br />shall be subject to approval by the City Landscape Architect prior to pruning. <br />Pruning shall be conducted by a certified azborist familiar with the International <br />Society of Arboriculture pruning guidelines and shall comply with the guidelines <br />established by the Intemational Society of Arboriculture, Tree Pruning Guidelines, <br />current edition, to maintain the health of the trees. <br />22. Protective chain link fencing shall be installed azound the existing street trees to be <br />saved during all construction activities. The location of said fencing shall be <br />subject to the review and approval of the Planning Director. In addition, the <br />following tree preservation methods shall be followed: <br />a.) The applicant shall utilize his best efforts to locate any new utility trenches <br />outside the dripline of the existing street trees to be saved. If this is not feasible, <br />then the applicant shall submit a report from a certified azborist acceptable to the <br />City that indicates the trenching will not be detrimental to the health of the trees. <br />b.) No oil, gasoline, chemicals, or other harmful materials shall be deposited <br />or disposed within the dripline of the trees or in drainage channels, swales, or areas <br />that may lead to the dripline. <br />c.) No signs, wires, or ropes shall be attached to the trees. <br />d.) No stockpiling/storage of construction materials, fill, etc., shall take place <br />underneath or within 5' of the dripline of the existing trees. <br />
