18. All full-sized parking spaces shall be a minimum of 19' x 9' in size and <br />compact parking spaces shall be a minimum of 8' x 16' in size. Reductions <br />in parking space length up to a maximum of 2' shall be allowed so long as <br />adequate vehicle overhang is provided in front of each reduced-sized <br />parking space, as determined by the Planning Director. Each compact car <br />space shall be marked clearly with bold lettering no less than 8" in height <br />"Compact Car Only". The dimensions of the parking stalls shall be clearly <br />shown in the plans submitted for the issuance of a building permit. <br />19. All parking spaces on site shall be striped. Wheel stops shall be provided <br />unless the spaces are fronted by concrete curbs, in which case sufficient <br />area shall be provided beyond the ends of all parking spaces to <br />accommodate the overhang of automobiles. <br />20. All drive aisles shall be signed for no parking except in designated parking <br />areas. <br />Landscaping <br />21. Prior to the issuance off a building permit, the applicant shall revise the <br />landscaping plans to show the addition of the following: <br />A. Minimum of five additional trees in the front parking lot; <br />B. Minimum of three additional trees in the rear parking lot; <br />C. Minimum of two additional trees in the lawn area immediately in <br />front of the sidewalk by the play area sand area; <br />D. A double row of shrubs around the front parking lot to screen <br />cars in the front parking lot; <br />E. Native groundcover/grasses and additional native shrubs, instead <br />of shredded bark, in the southern landscaping strip by the rear <br />parking lot; and <br />F. Minimum of twenty seven native trees (each five gallons in size) <br />in the landscaping strip by the southern property line. The native <br />species shall be a combination of Fremont cottonwood, coast live <br />oak, and western redbud trees. <br />The location of all trees, shrubs, and ground covers in the southern <br />landscaping strips are subject to the review and approval of the Planning <br />Director and Zone 7. To the extent feasible, the trees in the native <br />landscape area shall be clustered. <br />22. Prior to the issuance of a building permit, the applicant shall revise the <br />landscaping plans to show the trash enclosure. The trash enclosure shall be <br />PCUP-46/PDR-182 <br />Page 4 <br />
