Prior to the issuance of a building permit, the applicant shall revise the <br />plans to show flowering vines planted near each trellis post. The applicant <br />shall train the vines to grow up the trellis. The location and species of the <br />vines shall be subject to the review and approval of the Planning Director. <br />24. The applicant shall water and maintain all landscaping between the <br />sidewalk and the street. <br />25. Prior to the issuance of a building permit, the property owner or applicant <br />shall enter into an agreement with the City, approved by the City Attorney, <br />which guarantees that all landscaping and open space areas included in this <br />project will be maintained at all times in a manner consistent with the <br />approved landscape plan (as conditioned) for this development. Said <br />agreement shall run with the land for the duration of the existence of the <br />structures located on the subject property. <br />26. All proposed and required landscaping shall be irrigated. The site irrigation <br />design shall utilize low-volume drip, bubbler, or other water conserving <br />irrigation systems to maximize water conservation to the greatest extent <br />possible. The irrigation systems shall include a soil moisture, rain sensor, <br />or other irrigation efficiency device. The proposed type of irrigation <br />efficiency device shall be shown on the plans submitted for the issuance of <br />building permits. <br />27. A final landscape plan and irrigation plan shall be submitted to and <br />approved by Planning Director as par[ of the building permit plan sets prior <br />to issuance of a building or on-site permit. Said landscape plan shall be <br />consistent with the approved landscape plan plus any conditions of <br />approval, and shall be detailed in terms of species, location, size, quantities, <br />and spacing. The landscaping and irrigation plans are subject to the review <br />and approval of the Planning Director. <br />28. All trees used in landscaping shall be a minimum of 15 gallons in size and <br />all shrubs a minimum of 5 gallons, with the exception of the five gallon <br />trees required in the native grass area. <br />29. Six-inch vertical concrete curbs shall be installed between all paved parking <br />lot areas and landscaped areas. <br />PCUP-46/PDR-]82 <br />Page 5 <br />
