Resolution No. PC-2002-18 <br />Page 5 <br />7. The applicant shall submit the proposed exterior base and trim colors to the Zoning <br />Administrator. The paint colors are subject to the review and approval of the Zoning <br />Administrator, prior to the issuance of a building permit. <br />Lighting <br />8. The project developer shall submit a final lighting plan for the exterior of the building <br />and for the parking lot for the review and approval of the Planning Director prior to <br />issuance of building permits. The lighting plan shall be consistent with Section <br />20.36.110, "Commercial Buildings-Lighting", of the Pleasanton Municipal Code. <br />Parking <br />9. Prior to the demolition of the residence and prior to the issuance of a building permit for <br />the office building, the applicant shall enter into an in lieu parking agreement for 240 <br />Spring Street that has been approved by the City Council. <br />10. Prior to the issuance of a building permit, the applicant shall revise the parking plan such <br />that the angle of the parking spaces are 90-degrees and such that the parking plan meets <br />all Municipal Code requirements. The location of the parking spaces is subject to the <br />review and approval of the Planning Director, prior to the issuance of a building permit. <br />11. Prior to the demolition of the residence and prior to the issuance of a building permit for <br />the office building, the applicant shall record reciprocal parking and access easements <br />over the parking lots and drive aisles of 216 Spring Street and 240 Spring Street. The <br />wording and location of the easements are subject to the review and approval of the City <br />Attorney, prior to recordation. <br />12. If any and/or all of the property owners at 228, 252, and 264 Spring Street request an <br />access and parking easement at 240 Spring Street, the property owner of 240 Spring <br />Street shall grant such easement to such property owner and record such easement if such <br />property owner grants a reciprocal access and parking easement to the property owner of <br />240 Spring Street. <br />13. All parking spaces on site shall be striped. Wheel stops shall be provided unless the <br />spaces are fronted by concrete curbs, in which case sufficient area shall be provided <br />beyond the ends of all parking spaces to accommodate the overhang of automobiles. <br />Landscaping <br />14. Prior to the issuance off a building permit, the applicant shall revise the plans to show <br />shrubs and groundcover in the entire area in front of the office building and side yard <br />gate, with the exception of the front walkway to the front porch and walkway to the side <br />
