Resolution No. PC-2002-18 <br />Page 4 <br />Exhibit B <br />PDR-121 <br />Conditions of Approval <br />240 Spring Street <br />PLANNING <br />The office building shall be constructed substantially as shown on the development plans <br />and color board, dated "Received January 15, 2002", except as modified by the following <br />conditions. Minor changes to the plans may be allowed subject to the approval of the <br />Planning Director if found to be in substantial conformance to the approved exhibits. <br />2. This design review approval will lapse within one (1) yeaz from the date of approval <br />unless a building permit is issued and construction has commenced and is diligently <br />pursued toward completion or an extension has been approved by the City. <br />All conditions of approval for this case shall be written by the project developer on all <br />building permit plan check sets submitted for review and approval. These conditions of <br />approval shall be on, at all times, all grading and construction plans kept on the project <br />site. It is the responsibility of the building developer to ensure that the project contractor <br />is aware of, and abides by, all conditions of approval. It is the responsibility of the <br />building developer to ensure that the project landscape contractor is awaze of, and adheres <br />to, the approved landscape and ir•igation plans. Prior approval from the Planning <br />Department must be received before any changes are constituted in site design, grading, <br />building design, building colors or materials, landscape material, etc. <br />4. The windows in the office building shall have exterior wood trim and sills, and shall be <br />recessed approximately one to two inches into the walls of the building. The windows at <br />the front of the building shall have wood grids. The windows on the side elevations shall <br />not have grids. Prior to the issuance of a building permit for the office building, the <br />applicant shall submit window design details to the Planning Director. The window <br />details are subject to the review and approval of the Planning Director, prior to the <br />issuance of a building permit. <br />5. The roof ridge of the office building shall be lowered so that it does not project above the <br />roof parapet located on the front and sides of the building. Prior to the issuance of a <br />building permit, the applicant shall revise the plans to address this condition of approval. <br />6. The roof parapets on the sides of the office building shown on Exhibit A shall extend the <br />entire length of the sidewalls. Prior to the issuance of a building permit, the applicant <br />shall revise the plans to address this condition of approval. <br />
