<br />,.-. <br /> <br />ROLL CALL VOTE <br /> <br />AYES: <br />NOES: <br />ABSTAIN: <br />ABSENT: <br /> <br />Commissioners Arkin, Maas, Roberts, and Sedlak <br />Commissioner Sullivan <br />None <br />Commissioner Kameny <br /> <br />Resolution No. PC-2002-6S and PC-2002-66 were entered and adopted recommending approval <br />of the Negative Declaration and Case PDR-183/PCUP-47/PV-64 as motioned. <br /> <br />In response to an inquiry by Commissioner Sullivan, Mr. Iserson confirmed that upon an <br />affirmative vote, this item was approved unless an appeal to City Council was made within <br />fifteen days. <br /> <br />The Plarming Commission recessed for a break at 9:24 p.m. <br /> <br />Chairperson Maas reconvened the meeting at 9:30 p.m. <br /> <br />d. <br /> <br />PDR-244, Bahman Tehrani <br />Application for design review approval to modify the existing windows by lowering the <br />sills, and to install a neon tube band on the cornice along the perimeter of the building on <br />the Main Street and Neal Street elevations for the building located at 500 Main Street. <br />Zoning for the property is C-C (Central Commercial), Downtown Revitalization District. <br /> <br />.-- <br /> <br />Mr. Iserson summarized the staff report, and described the modifications intended to improve <br />visibility into and out of the restaurant as well as the natural lighting. He noted that most of the <br />applicant's proposed changes were being addressed on a staff level, particularly the color of the <br />building and the awnings. Staff referred this item to the Design Committee of the Pleasanton <br />Downtown Association. The applicant would like to cut two feet lower into the building and <br />extend the windows to be lower. There were currently windows boxes bolted onto the walls in <br />those areas. The applicant would match two of the existing windows, sill details, and mullions <br />with the new windows. <br /> <br />Staff believes that the neon tube bands were out of character with the historic nature of the <br />building, and with the downtown area itself. The building is a primary historic building in the <br />Neoclassical style of commercial building. It was originally a Bank of Italy building, and then a <br />Bank of America, finally being used for other commercial uses and restaurants. He noted that <br />historical buildings were addressed in a number of documents pertaining to the Downtown <br />Specific Plan. The Plan stated that "modifications of historic buildings need to closely reflect the <br />existing architecture, and that additions and other modifications to the exteriors of buildings over <br />fifty years of age should match the original building exterior in terms of architectural style and <br />other exterior design elements." <br /> <br />Staff would be satisfied if the applicant designed and constructed the windows to match the two <br />,--. existing lower windows and all the details on the existing Neal Street elevation.
