MATTERS CONTINUED FOR DECISION <br /> <br />There were none. <br /> <br />6. PUBLIC HEARINGS AND OTHER MATTERS <br /> <br />a. <br /> <br />PCUP-65. Pacific Custom Cycles, Inc. and Richard and Dolores Guasco <br />Application for a conditional use permit to allow motorcycle maintenance, modifications, <br />and repairs, and sales of motorcycles and accessories in an existing building located at <br />3862 Old Santa Rita Road. Zoning for the property is the PUD/C-S (Plarmed Unit <br />Development/Service Commercial) District. <br /> <br />/'"" <br /> <br />Mr. Iserson summarized the staff report, and described the use of the property. The applicant's <br />main business hours are Monday through Friday, nine to five, but they had indicated that they <br />would like the flexibility to operate on Saturdays as well. Staff included that option in the <br />conditions of approval. From a land use point of view, staff supported the use, and believed it <br />was consistent with other uses in the area. The work would be performed inside the building, and <br />given the applicant's track record, staff found no problem from a land use compatibility <br />standpoint. <br /> <br />Mr. Iserson noted that there were at least six parking spaces on the site, as required by Code. <br />Staff notified property owners and tenants within 1,000 feet of the site, and there were no <br />negative comments or concerns expressed. Staff is able to make the conditional use permit <br />findings, and the applicant would be able to conduct the business there in a marmer compatible <br />with the surrounding area. Staff recommends approval of this application. <br /> <br />In response to Commissioner Roberts' inquiry, Mr. Iserson confirmed that staff would check the <br />parking capacity if a new automotive use were to occupy the property. There appears to be a <br />surplus of parking on-site, but staff would pay particular attention to the number of spaces. If the <br />parking capacity was acceptable, the Plarming Director would be able to approve the use as long <br />as the other conditions were met.
