<br />/"" Chairperson Maas noted that the Plarming Commission would take action to ensure completion <br />of projects. <br /> <br />In response to an inquiry by Chairperson Maas, Ms. Orozco noted that she would be satisfied if <br />an attractive fence was installed and if the landscaping was replaced. <br /> <br />George Cook, 3231 Vineyard Avenue, #91, noted that none of the costs of the three units would <br />be passed on to other residents. <br /> <br />Mr. Waterhouse noted that when they first bought the park, it was at the end of the five year last <br />agreement. He acknowledged that some items were not completed, but wished to emphasize that <br />they do keep their word. He noted that they had invested a significant amount of money into the <br />park, and intended to continue to improve it. Regarding the concerns about space 36, he noted <br />that the maintenance was being kept up. Regarding space 105, he noted that the double driveway <br />had been a space until the PG&E power line was installed overhead. He noted that they had held <br />two neighborhood meetings regarding this issue, and added that every resident had been notified. <br />He noted that they would install lattice fences and landscaping. He noted that they intended to <br />keep the community as an affordable senior community. He was confident that they would <br />complete the project, and that the residents would not lose any amenities. <br /> <br />,--. <br /> <br />Warren Whaley, Whaley and Associates, Civil Engineer, noted that in designing the plans, space <br />105 was originally for storage. The Plarming Department requested that the diagonal parking be <br />moved to space 100 instead of space 105. Several spaces were deleted that were less comfortable <br />for senior parking. For that reason, no tandem spaces were included. He noted that the spaces <br />could be moved closer to the property line and not be located under the power lines. <br /> <br />Mr. Waterhouse noted that he was comfortable with the plans regarding space 105. <br /> <br />Philip Hoon, 3231 Vineyard A venue, thanked the Plarming Commission and the staff for taking <br />the time to work with the residents on this project. <br /> <br />THE PUBLIC HEARING WAS CLOSED. <br /> <br />In response to an inquiry by Commissioner Sullivan, <br /> <br />Chairperson Maas moved to approve PCUP-47/PDR-183/PV-64 as recommended in the <br />staff report and memo, with the following modifications: <br />. Fencing to the affected areas is to be acceptable to staff, and should be attractive <br />and appropriate. <br />. Additional landscaping should be planted for the affected residents for aesthetic <br />value and privacy. <br />.
