<br />Condition 6.b.3. <br />,_ Would like the opportunity to work with staff to come up with a redesign of the bonus room that <br />would satisfy staff. <br /> <br />Condition 6.c.2. <br />Noted that Ponderosa has agreed to provide additional detailing on side elevations that are on a <br />comer lot or face a public space, and they have provided more articulation in terms of window <br />treatments, masonry wraps, and continuation of siding elements. Ms. Hardy noted that some of <br />the rear yard lower elements will not be visible from adjoining lots and they would prefer not to <br />provide that level of detail because of the maintenance cost to the homebuyers. <br /> <br />Condition 6.c.3. <br />Noted that the Regency architectural treatment provides a combination of stucco body and lap <br />trim and upper element. <br /> <br />Condition 15 <br />Prefers a maximum of25% of the trees be 24" box size, particularly at the entry and park, and <br />other locations determined in consultation with staff. Ms. Hardy noted that it is not Ponderosa's <br />intention to install 24" box size trees throughout the project. Would like to extend the <br />preference to the immediate neighbors around the project. <br /> <br />Condition 50.a. <br />Suggests that the electric vehicle hook-up be an option, rather than a standard. <br /> <br />Condition 50.e. <br />Agrees to provide the fan as an option. <br /> <br />Condition 87 <br />Agrees to construction hours of 8:00 a.m. to 5:00 p.m., Monday through Friday, for site <br />improvements, but would like to extend the hours to 8:00 a.m. to 5:00 p.m. on Saturday for <br />interior house improvements. Ms. Hardy advised that Ponderosa posts a sign on the construction <br />site regarding contact information and a letter is sent to surrounding residents advising of contact <br />information in the event of a problem. She further advised that a back-up number is typically <br />provided. <br /> <br />Condition 131 <br />Agrees to construct a curb at the existing edge of pavement and reconstruct the existing asphalt <br />sidewalk and new concrete sidewalk and install street trees in the area along the Jennaro <br />frontage. She noted that the understanding would be that the ultimate width of the street would <br />be 28 feet.
