r

Mr. Swift advised that the Specific Plan specified a certain number of housing units and
that a day care facility would not necessarily be placed on the site. An aftercare facility
for the school was a possibility.

Commissioner Sullivan inquired whether this particular item could go to the City Council
as a PUD minor modification. Mr. Swift replied that the City Council would receive a
copy of the actual changes.

A discussion about the day care facility and the modifications ensued.

Commissioner Arkin noted that the day care center issue could be noticed and placed on
the City Council Consent Calendar. Chairperson Maas advised that she would be willing
to amend the motion to accommodate that suggestion.

Commissioner Roberts would like staff to change the name of Coffin Street to something
more appropriate.

Commissioner Maas moved an amended motion:
(1) approving Tentative Tract Map 7385 as recommended by staff with the
modifications that composite wood shall be used for the side yard fencing,
and that a new street name shall be selected for "Coffin Lanej" and
(2) directing staff to process a modification to the PUD, as recommended by
staff, except:
r a. No modifications in the fencing designj
b. The bi-directionaI meters would be installed as planned;
c. If the 230KV line was installed on Vineyard Avenue, there would be a
150-foot setback from the day care centerj and
d. if the proposed modification includes the removal of the preschool,
staff shall notice the Ruby Hill neighborhood and be sure that the
action is placed on the City Council Consent Calendar.
Commissioner Sullivan seconded the motion.

ROLL CALL VOTE

AYES:
NOES:
ABSTAIN:
ABSENT:

Commissioners Arkin, Kameny, Maas, and Sullivan
None
Commissioner Roberts
None

Resolution No. PC-2002-43 was entered and adopted as motioned.

7.
