<br />r- <br /> <br />Chairperson Maas inquired whether it could be conditioned that the phone lines be <br />installed in conduit. Mr. Swift replied that was the current condition. <br /> <br />Wes Jost, Engineer Associate, noted that had been an ongoing problem, and that Pacific <br />Bell had previously used direct burial of the lines. They made numerous cuts in the <br />streets because they had to go back in and put new lines in conduit. Staff recommended <br />that they use conduit so they did not tear up the streets every time a repair was necessary. <br /> <br />In response to Chairperson Maas' question regarding the side and rear fencing, Ms. <br />Herder replied that there would be six foot redwood fencing, and there would be a low <br />masonry wall in the back. <br /> <br />Steve Brozosky, 1700 Vineyard Avenue, supported a 100 foot setback on the future <br />daycare site, which would be consistent with the school setback. He inquired what would <br />happen ifPG&E installed a 230KV line down the existing Vineyard Avenue, and added <br />that the school standard would be a 150 foot setback from a power line. <br /> <br />Mr. Swift replied that the 230KV line would not be open, and that it would be on the new <br />Vineyard Avenue. In addition, it would be placed on the westerly side of the road. There <br />would be a 100 foot setback from the 230KV, which would be very similar to the 150 <br />foot setback from where it would be on the existing corridor. There would be more than <br />sufficient room to put more than 150 feet between the day care facility and the line. <br /> <br />r- <br /> <br />Mary Roberts, 1666 Vineyard, noted that she was very pleased with the development. <br />She noted that the day care representatives seemed disinterested at this point. <br /> <br />THE PUBLIC HEARING WAS CLOSED. <br /> <br />Commissioner Maas moved to approve Tentative Tract Map 7385 and direct staffto <br />make modifications to the PUD per staff, except as follows: <br />1. No modifications in the fencing design; <br />2. The bi-directional meters would be installed as planned <br />3. If the 230KV line was installed on Vineyard Avenue, there would be a <br />ISO-foot setback from the day care center. <br />Commissioner Sullivan seconded the motion. <br /> <br />Commissioner Sullivan advised that he would like to amend the motion to direct staffto <br />examine the use of composite fences. <br /> <br />Commissioner Sullivan advised that he generally supported the Tentative Map, and that <br />this was the only Vineyard A venue project that he voted for. He noted that the developer <br />had been very responsive in working with the City.
