<br />r <br /> <br />e. <br /> <br />Tentative Tract Map 7385, Centex Homes <br />Application to subdivide approximately 67+ acres into 47 lots located at 1465 and <br />1689 Vineyard Avenue (Lots 19 and 21 within the Vineyard Corridor Specific <br />Plan area). Zoning for the property is PUD-MDR/OSNineyard (Planned Unit <br />Development - Medium Density Residential/Open SpaceNineyard) District. <br /> <br />Commissioner Roberts recused herselffrom this item, because she lived within the <br />noticing radius of this site. <br /> <br />Mr. Swift summarized the staff report, and detailed the history of the prior approvals. He <br />noted that in the staff report, staff overlooked the requirement that the project bring forth <br />with the tentative map the tree replacement costs to be included in the Urban Forestry <br />Fund. Staff recommended approval of the tentative subdivision map, subject to the <br />conditions in the staff report. <br /> <br />Mr. Swift advised that the Planning Commission may add a condition that the cost <br />estimate be submitted to the City. He stated that the key issue was for Centex Homes to <br />return with an analysis and comparison of organic versus integrate pest management for <br />the vineyards as proposed by Wente. <br /> <br />A discussion of fencing and trellises ensued. <br /> <br />r- Mr. Swift advised that Centex agreed to sell to the potential day care developer, and the <br />number of the housing units to be replaced would be specified. An alternative lot layout <br />would be created if two lots were added. <br /> <br />In response to Chairperson Maas' question regarding sidewalks, Mr. Swift suggested <br />sidewalks on the school side of the street. Commissioner Arkin believed that sidewalks <br />should be built on the house side as well. <br /> <br />Chairperson Maas requested that Coffin Street be renamed to something more <br />appropriate. <br /> <br />THE PUBLIC HEARING WAS OPENED. <br /> <br />Trece Herder, Centex Homes, noted that they had worked with staff on laying out the lots <br />for the day care center, and that there were no issues connected with that item. She noted <br />that Centex had complied with the other PUD conditions. She advised that the name of <br />Coffin Street would be changed, and added that it was on the heritage list of street names. <br />She would submit more appropriate street names to staff. <br /> <br />Ms. Herder advised that Condition 15 stated that all utility lines shall be installed in <br />conduit. She stated that SBC performed a direct bury of all lines, and did not install them <br />in conduits.
