<br />- <br /> <br />Mr. Swift noted that Greenbriar had issues with a number of conditions at the last <br />meeting, and staff had continued to work with the applicant to resolve them. The <br />conditions reflect staffs latest discussions with Greenbriar, and that there were fewer <br />disagreements with Greenbriar with respect to the conditions of approval. Staff believed <br />that the project, including the proposed grading and landscaping plans, best meets the <br />Specific Plan and Planning Commission's input into the project. Staff recommended <br />approval subject to the attached conditions. <br /> <br />In response to Commissioner Sullivan's question, Mr. Swift confirmed that there would <br />be no vineyards in the hillside open space. <br /> <br />Commissioner Arkin inquired whether all the homes would have whole house fans. Mr. <br />Swift did not recall that issue being discussed, and suggested that the applicant address <br />that issue. <br /> <br />Commissioner Arkin inquired whether future occupants ofthe estate home could install a <br />pool with a slide, which would be visible to passersby. <br /> <br />Mr. Swift noted that there was no landscaping plan for the vineyard estate lot, and that <br />would be sold as a custom home. He stated that there were no restrictions in the PUD <br />regarding play equipment, and that it could be added if the Commission desired. By law, <br />a pool must be fenced in, and that the installation of landscaping was also likely. Staff <br />would review the proposed landscape and fencing plans. A passerby would not <br />/""'- necessarily see the pool or other attachments. A condition was attached that required that <br />several trees be planted near the garage and the most visible portion of the house. <br /> <br />In response to an inquiry from Commissioner Sullivan, Mr. Swift noted that the FAR <br />percentage was between 30 and 33%. <br /> <br />THE PUBLIC HEARING WAS OPENED. <br /> <br />Kevin Ebrahimi, 4340 Stevens Creek Blvd., Suite 240, San Jose, applicant, detailed the <br />history of this application and the direction provided after the study session. He <br />described the modifications made to the plans following staffs recommendations. <br /> <br />Don Ruthroff, Dahlin Group Architects, 2671 Crow Canyon Road, San Ramon, detailed <br />the changes made in response to the study session. They addressed the concerns about the <br />side and rear elevations, and added more trim that reflected the character of the front <br />trim. Where appropriate, shutters were added to the homes that backed up to the trail. <br />They paid particular attention to the gable end treatments on the front, and the side <br />treatments were carried from the front elevation to the side and rear of the homes.
