<br />,,- <br /> <br />Commissioner Sullivan noted that there has always been concern about landscaping and watering <br />in the drip line of the oak trees, and it looks like the applicant is proposing to completely <br />surround the oak lands area with vineyards. He questioned why the vineyards are extended into <br />the oak grove area. Ms. Kline suggested that the applicant respond to this matter. <br /> <br />In response to an question from Commissioner Arkin, Ms. Roberts advised that she would <br />suggest resiting the homes to allow for a solid block of vineyards. <br /> <br />Discussion ensued regarding the house sizes and the calculations used for determining the square <br />footage. <br /> <br />Commissioner Sullivan noted that the relocation of the houses as shown in the proposed site plan <br />reduce the amount of grading that is required. <br /> <br />Sharen Heinz, 1550 Vineyard Avenue, the property owner, noted that they may want to be the <br />estate lot owner. She responded to some of the issues that were raised. She advised that there is <br />straight access to the barn and there is no house next to the area proposed for the vineyard estate. <br />She also advised that the wetlands have changed over time because of some drainage pipes that <br />were installed by a neighbor. She commented on the well water capacity in the area. <br /> <br />-- <br /> <br />Mr. Costanzo provided a copy of page 38 of the Specific Plan which does not show vineyards <br />along the trail. He commented on the wetlands on the property, noting that the Army Corp had <br />delineated this area. He noted that the original Specific Plan had a road going through this <br />wetlands area. He advised that Wente recommended the vineyards in the area of the oak grove, <br />and the arborist supported this, as long as the vineyards are not planted in the driplines. He noted <br />that Wente will plant the vineyard and they understand access and turnaround points, and this is <br />the plan they recommended. He noted that there is access to the bam and Wente determined that <br />the well is appropriate to use for irrigation. <br /> <br />Mr. Costanzo reported that the house sizes meet the plan. He presented information in the <br />architectural design guidelines regarding the house sizes and FAR. Discussion ensued regarding <br />calculations uses for determining house size and FAR. It was suggested that staff provide an <br />analysis of the FAR calculations. <br /> <br />Commissioner Arkin stated that he would like to see an analysis of the cost of adding the <br />"summer breeze program" to the houses. He further stated that he would like to see a strong <br />effort to include this, and if it isn't, he would like to hear the reasoning for not doing so. <br /> <br />Commissioner Sullivan commented on the letter from Greenbriar Homes dated April 11, 2002, <br />noting that he understands the issue related to the Pleasanton Garbage Service, but he asked for <br />clarification on the comments related to the photovoltaics. Kevin Ebrahimi of Greenbriar Homes <br />noted that the Delco and Centex projects were conditioned to prewire their homes for <br />photovoltaics as a standard, and he understands that Deleo is coming back to request that this be <br />an option. He advised that Greenbriar wants the opportunity to look at this further.
