<br />PUBLIC HEARING WAS CLOSED <br /> <br />--- <br /> <br />The Planning Commission reviewed the areas of consideration provided in the staff report and <br />offered the following direction and comments. <br /> <br />Site Plan <br /> <br />Relocation of the production lot area <br /> <br />,.-- <br /> <br />Commissioner Sullivan <br />agrees with most of the reasons that Greenbriar articulated for revising the site plan, plus <br />it helps the issues he has by reducing the impacts of grading <br />asked what would be on Lot 27, which is adjacent to the site, and how it would impact <br />this proposal and interface with this project <br />questioned the access for Lot 27 <br />voiced concern that the estate home is on a rather large flat pad that is highly elevated <br />and would be highly visible from a lot of places <br />expressed concern about how the vineyard is broken up, and questioned whether it makes <br />more sense to have a continuous vineyard <br />has a lot of concerns about the vineyards in the oak grove and does not believe they <br />should be in that area <br />thinks the oak land should be left as open space <br />would like to have an arborist peer review the issues related to planting vineyards in the <br />oak grove area <br /> <br />Commissioner Kameny <br />does not have a problem with the vineyard ifit is going to be layed-out by Wente (would <br />like some confirmation from Wente on this) <br />thinks the vineyards will be o.k. if setback from the dripIine of the trees <br />noted that he likes the way the vineyards wrap around some of the backs of the lots <br /> <br />Commissioner Arkin <br />sees the reasons for the buffer between the homes and the Foley ranch and operations <br /> <br />Chairperson Maas stated that she would not elaborate, but would comment when she disagrees. <br /> <br />Grading <br /> <br />Commissioner Sullivan <br />concerned about the flat pads, in that the Specific Plan calls for contour grading for the <br />house pads <br />recognizes what Greenbriar is trying to do by stepping between the lots, but he is <br />concerned that it looks like the difference in elevation from the Vineyard trail to the lots <br />is approximately 12 to 15 feet, and he is concerned about this from a visibility standpoint <br />and asked for some clarification on this issue <br />would like to see actual elevation lines <br /> <br />,.-- <br /> <br />PLANNING COMMISSION MINUTES <br /> <br />April 24, 2002 <br /> <br />Page 13 <br />
