She noted that staff is not prepared to provide the <br />r- Commission with any type of analysis ofthat material this evening. <br /> <br />Ms Kline advised that there are still several pieces of the PUD submittal that staff is still trying to <br />clarify and resolve with the applicant, so that staff can be at a level where they feel it is <br />satisfactory to provide to the Commission. <br /> <br />Ms. Kline reviewed the items stated in the staff report that staff is suggesting the Planning <br />Commission consider in its feedback and comments on this project. <br /> <br />Chairperson Maas emphasized that this is a work session and noted that the Commission just <br />received materials yesterday. She advised that she is looking forward to the applicant's <br />presentation, but personally she is not sure if she can address the items that staff has asked be <br />considered. <br /> <br />Commissioner Arkin advised that he thinks the best the Commission can do is to understand <br />what is being proposed and provide the best feedback they can, but there has not been sufficient <br />time to look at the more detailed issues. <br /> <br />Commissioner Kameny noted that he has not had the opportunity to read all of the materials, but <br />he is looking forward to the presentation. <br /> <br />,,-. <br /> <br />Pat Costanzo of Greenbriar Homes, represented the applicant. He provided an overview of the <br />project proposal. He described the site plan, noting the location of the homes and vineyard estate <br />lot, and the layout for the vineyard. He advised that the proposal he is presenting is different <br />from the conceptual plan provided in the Specific Plan and this proposed plan was developed in <br />conjunction with input from the Foleys and to help address their concerns. He also noted that <br />this plan shows the access directly across from the proposed Centex project access, rather than in <br />the location shown in the Specific Plan. <br /> <br />Ms. Seto provided information regarding the conservation easement and the land trust to protect <br />the vineyard property. Mr. Costanzo confirmed that Wente would be preparing the layout of the <br />vineyard and the planting plan. <br /> <br />He presented information regarding the site plan's constraints and issues, commenting on <br />fencing, grading, drainage, access, open space and trail, and the wetlands on the site. <br /> <br />Mr. Constanzo presented a conceptual street scheme and described the architectural details of the <br />proposed homes. He noted that they are proposing that vinyl windows be installed and that the <br />roof pitches be 7 to 1. He also noted that the 25% of the homes will be single-story and they will <br />have four production plans with three elevations for each plan. He commented on the building <br />materials and the size of the proposed homes. <br /> <br />,- <br /> <br />Commissioner Sullivan noted that the front elevations have a lot of detail, but the rear and side <br />elevations, as shown in the drawings, seem to be pretty plain.
