He noted that he wants to keep his business in Pleasanton, but <br />they need a larger building to expand. He advised that 60% of his staff is from the local Tri- <br />Valley area and they plan to hire local people to work at the business as they expand. Mr. Lam <br />noted that initially they plan to lease and occupy two-thirds of the building. <br /> <br />In response to a question from Commissioner Roberts, Mr. Auf der Maur advised there is <br />another available tenant space. <br /> <br />THE PUBLIC HEARING WAS CLOSED <br /> <br />Commissioner Arkin moved to approve Case PDR-167, subject to Exhibit "B." <br />Commissioner Maas seconded the motion. <br /> <br />The Planning Commission agreed that the applicant's color preference, option 1, was acceptable. <br /> <br />r- <br /> <br />Commissioner Roberts asked Commissioner Sullivan if Condition #24 (regarding LEED <br />scorecard requirements) was acceptable. Commissioner Sullivan thanked the applicant and staff <br />for working on this project, noting that this is a much better approach than what the Commission <br />saw at the last meeting. He noted that at the last meeting he thought that his motion was that the <br />applicant would complete the LEED scorecard and a report would be submitted to the Planning <br />Commission prior to the issuance of the building permit and there would be sufficient time to <br />appeal prior to the actual issuance of the building permit. Commissioner Arkin noted that the <br />project is achieving 27 points, which is LEED certification. Chairperson Maas commented that <br />the Planning Commission is looking for the "best effort" and not LEED certification. Ms. Maier <br />noted that the applicant has tried to work as hard as possible to revise the scorecard now, so that <br />he would not have the issuance of a building permit based on another public hearing. <br />Commissioner Roberts commented that they have never asked another applicant to come back <br />for a public hearing ifthey were dissatisfied with what they were doing with LEED measures. <br /> <br />Commissioner Arkin amended the motion to include that if the project reaches 27 credits, <br />the City would present the applicant with a plaque.
