PDR-167,FrankAufderMaur <br />Application for design review approval to construct a new two-story service commercial <br />building totaling 15,020 square feet on .97 acres of vacant land located at 3589 Del Valle <br />Parkway in the Stanley Business Park. Zoning for the property is PUD-C (Planned Unit <br />Development - Commercial) District. <br /> <br />r- <br /> <br />Tricia Maier presented the staff report giving an overview of the direction the Planning <br />Commission at the last meeting and the additional information that has been provided, as well as <br />an update on the modifications the applicant has made to the proposal. With regard to the <br />Planning Commission's request for a comparison of this project's LEED scorecard with the <br />green building measures approved for the Peridot building, she noted that there was no LEED <br />scorecard for the Peridot building because it was contingent on building permit plan review and <br />the applicant has not yet submitted for building permits. Ms. Maier advised that a condition of <br />approval has been included requiring the applicants' architect to attend the City's LEED Green <br />Building Workshop on April 24 for residential projects. She noted that as a result of the <br />discussion at the previous hearing, an additional workshop has been scheduled for May 1 for <br />commercial projects. She invited the Planning Commissioners to attend the workshops. Ms. <br />Maier commented on the color schemes that have been presented, noting that the applicant <br />prefers option I, which incorporates the same earth tones as option 2 and 3, but has different <br />accent colors. She presented a color rendering of the fire station that is being constructed across <br />the street from the project. Ms. Maier noted that staff received a letter of support for the project <br />from the neighboring property owner, Mr. Chris Beratlis, which was included in the <br />Commission's materials this evening. <br /> <br />THE PUBLIC HEARING WAS OPENED <br /> <br />Frank Auf der Maur, Jr., 148 Spring Street, the architect for the project, advised that following <br />the last hearing they met with staff, reviewed the LEED scorecard, and discussed the renderings <br />and color options. He noted that they are in agreement with the staff report and the conditions of <br />approval. Commissioner Arkin thanked Mr. Auf der Maur for his work. <br /> <br />Leo Lam, 1258 Quarry Lane #E, advised that he is the owner of A&M Printing, the tenant for the <br />proposed building.
