<br />r <br /> <br />and reported that the main building is higher than the canopy, so that it will create a buffer. <br />Discussion ensued regarding the impacts of the lighting reflecting off-site. <br /> <br />In response to an inquiry from Commissioner Sullivan, Mr. Wilson described the proposal for <br />creating a pedestrian safe access from the residential area to the site. <br /> <br />Commissioner Roberts questioned the zoning for the adjacent 1.2-acre site. Ms. Kline advised <br />that it is her understanding that this would be a day care facility. <br /> <br />Chairperson Maas asked if the south driveway would allow for a left turn egress. Mr. Wilson <br />stated that he believes there is a median in this location that would prohibit a left turn. He noted <br />that they could discuss this with the City Engineer. <br /> <br />Commissioner Roberts asked how difficult it would be to bring forward an entirely different <br />design based on the architecture of the houses. Mr. Wilson stated that he would need to consult <br />with his client to determine his willingness and ability to come back with that sort of proposal. <br />He further stated that the applicant has been extremely amenable to providing alternatives as a <br />result of discussions with staff thus far. <br /> <br />Commissioner Roberts stated that she feels the present architecture is hard and because this is an <br />entrance to the City, a softening of some sort needs to occur. Mr. Wilson advised that they are <br />very flexible and the proposal reflects their efforts based on the original comments that they <br />received. <br /> <br />r <br /> <br />Mark Hirsch, 40931 Fremont Blvd., Fremont CA 94538, stated that they are extremely interested <br />in making this an appropriate gateway for the community. He commented that the car wash is an <br />ancillary use which does not generate any additional traffic and it is not staffed. He reported that <br />this will be a state-of-the-art facility. <br /> <br />Patrick Costanzo, 7901 Stoneridge Drive, stated that there is a strong need for a gas station on <br />this location, noting that there are over 500 homes approved for the property and a station in this <br />area would provide a location in this area of town for those residents to purchase gas. Mr. <br />Costanzo advised that they recognized that this site was very important to the Commission and <br />the community. He stated that the design that is presented tonight is a result of several meetings <br />with staff and he feels the applicant will be flexible and show the Commission some other <br />designs. Mr. Costanzo noted that during the discussions regarding this site they would not have <br />considered the car wash being included in the square footage. He asked that the Planning <br />Commission consider allowing the car wash on top of the square footage. He noted that there is <br />a IOO-unit apartment complex in the area and the water conservation measures of the car wash <br />would benefit the community and provide a convenience for the residents. He stated that he is <br />comfortable with the location of the car wash. He reported that the original approval had an exit <br />off of Bernal. He noted that they have no problem with the 24-hour service and feels it will be a <br />convenience for the residents. He also noted that both KB Home and Greenbriar are disclosing <br />this use and hours.
