<br />r- applicant is willing to install the traffic signal as conditioned. Mr. Corley clarified that the <br />building will be leased to A&M Printing. <br /> <br />Frank Auf der Maur, Jr., 148 Spring Street, the architect for the project, advised that he is <br />available to answer questions regarding the green building rating system letter. Commissioner <br />Sullivan stated that the letter says that a lot of the items "can" or "may" be done, and it does not <br />appear that there is a commitment to accomplishing these measures. Mr. Auf der Maur advised <br />that they are attempting to address as many issues as they can. He noted that at the beginning of <br />the process it was his understanding that they were to just address the rating system and see how <br />they could bring some of those ideas into the construction. He stated that there are measures that <br />they are trying to incorporate, such as the vegetative swale. He further stated that they have been <br />researching the renewable energy resource issue over the past couple of days to see what it <br />would take to construct the roof system to support panels on the roof. He noted that the <br />structural engineer has estimated that this would add approximately 10% to the cost of the roof <br />construction. <br /> <br />r- <br /> <br />In response to an inquiry from Chairperson Maas regarding Condition #23, which requires the <br />project developer's best efforts to implement the measures identified in the US.Green Building <br />Council's LEED rating system, Mr. Auf der Maur stated that he has no problem with doing their <br />best effort. He noted that his experience with the Alameda County Waste Management on <br />another project was very helpful, but he feels some of the things in the U.S. Green Building <br />Council's program may be out of scale for the size of this project. He advised that they <br />attempted to address as many of the issues as possible by including notes on the plans. <br /> <br />Commissioner Sullivan advised that he feels there is a need for some help to educate smaller <br />developers and architects in the area of green building measures and what is cost effective. He <br />noted that staff is presenting a workshop on April 24 that will be geared to residential, and he <br />would suggest that Mr. Auf der Maur attend. <br /> <br />In response to an inquiry from Commissioner Roberts, Ms. Maier advised that the provisions of <br />the proposed construction and debris ordinance have been included as a condition of approval for <br />this project. <br /> <br />Commissioner Arkin inquired as to the intent of the comment related to LEED workshop <br />attendance on Page 6 of Mr. Auf der Maur's letter. Ms. Maier advised that there are workshops <br />held at least twice each year and staff could make sure that Mr. Auf der Maur is informed as to <br />when they are held. Mr. Auf der Maur noted that he would be willing to attend. <br /> <br />With regard to Commissioner Robert's question regarding the proposed building colors. Mr. <br />Auf der Maur presented large samples of the colors, noting that the renderings do not depict the <br />exact colors. He noted that the actual colors are quite a bit different. <br /> <br />- <br /> <br />Commissioner Harvey asked the applicant how willing he would be to make the building P.V.- <br />ready to provide for future installation of the panels, noting that it would be a lot more expensive <br />to do the structural work at a later time.
