<br />THE PUBLIC HEARING WAS OPENED <br /> <br />/'"" <br /> <br />Brenda Dronkers, 1056 Serpentine Lane, thanked the Commission for the opportunity to grow <br />with the City of Pleasant on. She stated that she is excited about moving into a new building and <br />providing better service to the community. <br /> <br />In response to an inquiry from Commissioner Roberts, Ms. Dronkers clarified the proposed <br />staffing for the facility. <br /> <br />THE PUBLIC HEARING WAS CLOSED <br /> <br />Commissioner Arkin moved to make the conditional use permit findings, and approve Case <br />PCUP-45 subject to the conditions in Exhibit "B." Work Study Session for PUD-13, Russell and Betty Moreira <br />Application for PUD development plan approval to allow the subdivision of a 2.22-acre <br />site into four single-family residential lots located at 558 Sycamore Road within the <br />North Sycamore Specific Plan (NSSP) Area, where the NSSP identifies three lots. <br />Zoning for the property is PUD-LDRlA (Planned Unit Development - Low Density <br />Residential/Agricultural) District. <br /> <br />Eric Kishi presented the staff report, providing an overview of the site and the surrounding <br />properties and uses. He advised that the purpose of the work study session is for the Planning <br />Commission to provide direction regarding the appropriate number of lots that the subject lot can <br />be subdivided into to both staff and the property owner. He further advised that the property <br />owner would be required to come back to the Planning Commission with a specific development <br />plan and design guidelines. Mr. Kishi noted that the North Sycamore Specific Plan (NSSP) <br />provides direction for allowable densities for each zoning designation in the plan. He reported <br />on the densities allowed for the two land use designations for the Moreira's property, and the <br />proposed size of the lots for both the 3-lot and 4-10t plans. He noted that the 3-lot plan and 4-lot <br />plan meet the density requirements of the NSSP. Mr. Kishi commented on the "Lot Share for <br />Reimbursement" Table contained in the NSSP. <br /> <br />r- <br /> <br />Mr. Kishi advised that following the completion of the staff report, staff received several letters <br />expressing concerns about the Moreira's request for a 4-lot plan. He noted that these letters have <br />been provided to the Commission this evening.
