<br />ROLL CALL VOTE <br /> <br />r <br /> <br />AYES: <br />NOES: <br />ABSENT: <br />ABSTAIN: <br /> <br />Commissioners Arkin, Harvey, Maas, and Roberts <br />None <br />Commissioners Kameny and Sullivan <br />None <br /> <br />Resolution No. PC-2001-35 was entered and adopted as motioned. <br /> <br />The Commission recessed for a break at 8:30 p.m. <br /> <br />Vice Chairperson Maas reconvened the meeting at 8:37 p.m. <br /> <br />c. PUD-8, Tom and Tracey Miller and Gre2 and Kathy Thompson <br />Application for Planned Unit Development (PUD) development plan approval to <br />subdivide a 1.9- acre parcel into 2 single-family custom home lots located at 2562 <br />Vineyard Avenue. The property is in the Vineyard Avenue Corridor Specific Plan area. <br />The zoning of the property is PUD (Planned Unit Development) - LDR (Low Density <br />Residential). <br /> <br />,-- <br /> <br />Mr. Pavan presented the staff report providing an overview of the proposal. He noted that <br />photomontages have been provided with the staff report. He advised that staff believes the <br />project conforms to the Vineyard Corridor Specific Plan. He stated that staff recommends that <br />the Planning Commission make the PUD findings as stated in the staff report and recommend <br />approval of the application subject to the conditions of approval in Exhibit "B." Mr. Pavan <br />advised that staff is also recommending that the Planning Commission permit this development <br />to be rough-graded in conjunction with the adjoining Delco Builders project, in order to prevent <br />the need for interim retaining walls on this site. He noted that the Pleasanton Municipal Code <br />gives the Planning Commission the flexibility to grant this permission. <br /> <br />In response to an inquiry from Commissioner Harvey, Mr. Pavan advised that the sidewalk <br />shown in the third photomontage continues down Vineyard Avenue and is combined with the <br />other sidewalks approved with the De!co/Hahner project. He further advised that this sidewalk <br />will connect to the Vineyard trail. Mr. Pavan also noted that there would be bike lanes on both <br />sides of the street. <br /> <br />Commissioner Roberts noted that the Planning Commission had changed the houses on certain <br />lots in the Delco project to single-story houses, which included all of the lots fronting Vineyard. <br />Mr. Pavan advised that the individual houses would be subject to design review at the staff level, <br />but the Commission can require the design review to come back to the Commission. <br />Commissioner Roberts advised that the Commission had asked that the design of the houses on <br />the custom lots come back to the Commission. <br /> <br />Discussion ensued regarding the vesting tentative map condition which required that the sound <br />wall be wrapped around Lot L-2.
