The project applicant or <br /> developer shall obtain permit approval from CalTrans for the ramp widening <br /> before the issuance of the first Phase!! (office section) building permit. <br /> • Bernal AvenueNalley Avenue Intersection <br /> The project applicant or developer shall convert the eastbound /northbound <br /> right -turn lane to a shared through /right -turn lane; widen the existing <br /> westbound/ southbound left -turn lane from one- to two - lanes; and modify all <br /> traffic signal equipment to account for these improvements as directed by the <br /> City Traffic Engineer. Construction of the double left -turn lane shall not result <br /> in the removal of any existing Heritage -size tree presently in the Bernal Avenue <br /> median island. <br /> d) With construction of Phase 1 and Phase II: <br /> • Traffic Impact Fees <br /> With the issuance of each building permit(s), the project applicant or developer <br /> shall pay the City's Traffic Impact Fee towards new signals at the intersections <br /> of Valley Avenue /KoII Center Parkway (South), Bernal Avenue /Main Street, <br /> Valley Avenue /Paseo Santa Cruz (South), Valley Avenue /Paseo Santa Cruz <br /> (North), and the Valley Avenue /Santa Rita Road. The project applicant or <br /> developer shall be credited for all previous payment of impact fees. <br /> 50. The project applicant or developer will work with the City of Pleasanton to develop a <br /> neighborhood traffic calming program to identify locations where traffic calming devices <br /> consistent with those outlined in the City of Pleasanton Neighborhood Traffic Calming <br /> Program (NTCP) would be appropriate if studies completed after the project — Phase 1 <br /> and Phase 11 — is in operation shows significant cut - through traffic through the adjoining <br /> residential neighborhood. The total cost of the measures shall not exceed $50,000. <br /> Engineering Requirements <br /> 51. The project applicant or developer shall install an eight -foot wide meandering <br /> (separated) concrete sidewalk/bike path along the Valley Avenue frontage between <br /> Bernal Avenue and the first project driveway entrance south of Bernal Avenue. The <br /> planter strip between the back of curb and face of sidewalk shall be a minimum of four <br /> feet. From the first driveway entrance proceeding southerly to the southerly limit of the <br /> project site, the sidewalk shall be monolithic to the back of curb. With the Phase 1 <br /> construction, the sidewalk shall extend from Bernal Avenue south to the crosswalk on <br /> the far side of the first roundabout located southerly of Bernal Avenue. With the Phase 11 <br /> construction, the sidewalk shall be extended southerly to the southerly limit of the project <br /> site. If the project applicant or developer installs a City standard sidewalk along the <br /> project frontage and dedicates an easement for the maintenance of the sidewalk, the <br /> City will accept the sidewalk for maintenance, however it the sidewalk is not in <br /> conformance with City standard the sidewalk shall be privately maintained by the project <br /> maintenance association. <br /> 52. The relocated San Francisco Water main shown to be placed between Valley Avenue <br /> and the proposed buildings shall be placed outside the City's Public Service Easement <br /> (PSE). The easements may overlap but the pipeline shall be located halfway between <br /> 18 <br />
