the westerly line of the PSE and the face of the buildings. The exact location shall be <br /> approved by the City Engineer. <br /> 53. Each of the buildings water service and the irrigation water service within the project <br /> shall be served with a separate water service from the City's water main in the street, <br /> including backflow device. The project applicant or developer may install the services <br /> from a manifold from a larger lateral crossing the public street. The exaction locations of <br /> the water services shall be shown on the improvement plans and to be approved by the <br /> City Engineer. <br /> 54. The design of the on -site sanitary sewer system shall be modified such that that the size <br /> and slope of the sanitary sewer main maintain a minimum velocity of two -feet per <br /> second unless otherwise approved by the City Engineer. A sanitary sewer lateral with <br /> sampling manhole shall be provided to each building within both phases of the <br /> development unless otherwise approved by the City Engineer. <br /> 55. Unless otherwise determined by the City Engineer, the sanitary sewer line serving the <br /> Phase 1 Major Tenant #1 building and Building Pads #1, #2 and #4 along Bernal Avenue <br /> shall tie into the six -inch lateral stubbed to the site on Bernal Avenue; the sanitary sewer <br /> main in front of the Phase 1 Building Pad 3 and Shops Building #4 shall be eliminated; <br /> and a new sewer main shall be installed between the Phase 1 Building Pad #3 and Major <br /> Tenant #2 and shall connect to the sewer main fronting Major Tenant #2. <br /> 56. All restaurant/food preparation uses shall install a grease interceptor on the building <br /> sewer lateral. This detail shall be shown on all building permits and /or tenant <br /> improvement permits to the satisfaction of the City Engineer. <br /> 57. The proposed main storm drain line along the westerly side of the development within <br /> the Phase 11 portion of the project shall be constructed with the Phase! improvements. <br /> 58. A detailed grading and drainage plan prepared by a licensed Civil Engineer including all <br /> supporting information and design criteria, storm drain treatment calculations, and <br /> hydromodification worksheets, etc., shall be submitted with the Phase 1 improvements. <br /> The calculations shall demonstrate to the satisfaction of the City Engineer that there is <br /> sufficient capacity within the existing detention pond on the Bernal Property to allow for <br /> both hydromodification and storm water treatment for both the future development of <br /> Bernal Park and Phase 1 and 11 of this development. Prior to the first plan check, the <br /> project applicant or developer's engineer shall submit the storm drain drawings and <br /> hydromodification calculations to the City Engineer for review. The hydromodification <br /> calculations shall be peer reviewed by the City's consultant, with the peer review costs <br /> paid for by the project applicant or developer subject to the peer review procedures <br /> established by the City Engineer. <br /> 59. Based upon the storm drainage analysis required in Condition No. 55, subject to the <br /> review and approval by the City Engineer, the project applicant or developer shall be <br /> responsible for making any modification to the existing detention pond for any additional <br /> storage including any modifications of the existing outfall to allow sufficient capacity for <br /> stormwater treatment and hydromodification. <br /> 60. The site plan layout is conceptually acceptable at this time for Phase 1; the project <br /> applicant or developer shall provide calculations to show the stormwater treatment <br /> 19 <br />
