7. That the developer grant~ or cause to be granted, a <br /> temporary, 10 ft. wide public service easement <br /> (PSE) west of, parallel with, and contiguous to the <br /> western edge of the proposed one-half street along <br /> it's entire length for public street construction <br /> purposes. This easement will be quitclaimed when <br /> the western one-half of the street is constructed. <br /> <br />8. That the developer dedicate, or cause to be <br /> dedicated, to the City for street right-of-way <br /> purposes, a 20 ft. wide public service easement <br /> (P.S.E.) parallel with and contiguous to the Bernal <br /> Avenue frontage of the development.. <br /> <br />9. That the developer design and construct, to the <br /> satisfaction of the City Engineer, full public <br /> street improvements for the eastern one-half of the <br /> proposed 84 ft. wide street extension from Bernal <br /> Avenue south to the south property line of the <br /> subject development. These improvements shall <br /> include, but are not necessarily limited to <br /> grading, 8 in. P~C.C. vertical curb and gutter, an <br /> 8 ft. wide P.C.C. sidewalk~ 30.5 ft. width of <br /> structural pavement, A.C.~ berm; additional <br /> structural pavemeDt to provide for a 14 ft. wide <br /> transition lane at the Bernal Avenue intersection, <br /> a storm drain system~ a s~nitary sewer system, a <br /> water main and facilities, street lighting, <br /> underground utilities~ traffic control devices, <br /> landscaping and ~utomatic irrigation systems. The <br /> improvements shall generally be as shown on the <br /> attached Figure 1, unless otherwise approved by the <br /> City Engineer. These improvements shall be <br /> installed at the time of initial construction of <br /> this developmen~ and shall be completed prior to <br /> any occupancy of any building on this site!. <br /> <br /> That the developer construct an 8 ft. wide, <br /> (minimum) P.C.c.~ meandering sidewalk between the <br /> face <~ curb and the south line of the 20 ft. <br /> P.~.E. ~cross the entire Bernal A\ienue frontage of <br /> the development. <br /> <br />].1~ That t~he developer complete the design and <br /> constr~cticn c,f any portions of the south one-half <br /> of Bernai Aven~e which have not bee~ completed by <br /> the City in co~iunction with the Railroad <br /> ConsolidatioD ~foject or the Berna] Avenue~'"S~no] <br /> Boulevard C.I.P~ <br /> <br />12- That the developer pay an in-lieu fee for a portion <br /> of the cost of a traific signal ~t'the intersection <br /> of Dernal Ave~]ue and the proposed 84 ft. wide <br /> street, The developer's proportionate share shai] <br /> be determined by the City Engineer based on <br /> projected traffic volumes. <br /> <br /> <br />
