Construction and occupancy of the commercial /retail portion
will be allowed to proceed absent widening the entrance ramp.
• Bernal AvenueNalley Avenue Intersection
The project applicant /developer shall widen the existing westbound/
southbound left -turn lane from one -. two two -lanes and modify the west side of
the intersection to allow pedestrian crossings. Construction and occupancy of
the commercial /retail portion will be allowed to proceed absent this intersection
improvement.
• Neighborhood Traffic Calming
The project developer will work with the City of Pleasanton to develop a
neighborhood traffic calming program to identify locations where traffic calming
devices consistent with those outlined in the City of Pleasanton Neighborhood
Traffic Calming Prograrn (NTCP) would be appropriate if studies completed
after the project — Phase 1 and Phase II — is in operation shows significant cut -
through traffic through the adjoining residential neighborhood.
The payment of fees and the construction of these mitigation measures will
achieve an LOS D at these locations. Therefore, this would be a less - than-
significant impact.
c) A supermarket in this area of the City would serve to reduce the number of cross-
town trips on weekdays and weekends for members of the community seeking
these services. Therefore, this would be a less - than - significant impact.
d -e) Public street access is provided directly from Bernal Avenue and Valley Avenue.
All access driveways and internal circulation areas will be designed to City
standards. The project will provide pedestrian sidewalks and linkages, seating,
etc., through out the development and to off -site developments including the City
parkland. Therefore, this would be a less than - significant - impact.
f) The project provides a total of 2,396 parking spaces including 48 handicapped
accessible parking, which conforms to City parking standards. For a commercial/
office uses, the Pleasanton Municipal Code requires 2,372 parking spaces.
Shared parking will be provided between the office and commercial uses. A
project condition of approval will require the construction of adequate parking for
the commercial uses with the first project phase. Therefore, this would be a less-
than-significant-impact
Page 49 of 52 Pleasanton Gateway Initial Study August 2, 2010
