The development will be constructed in two phases with <br /> the construction /implementation of street/intersection /freeway improvements <br /> coordinated to ensure ingress /egress and levels -of- service in conformance to City <br /> standards. The project developer is required to complete the following traffic <br /> mitigation measures: <br /> • Bernal Avenue /Koll Center Drive /Project Driveway <br /> The project applicant/developer will modify the intersection to allow northbound <br /> left -turn and right -turn traffic out of the project site, eastbound right -turn and <br /> westbound left -turn traffic into the project site, and pedestrian access across <br /> Bernal Avenue on the right leg of the intersection. No additional improvements <br /> are required to mitigate cumulative impacts. <br /> • Valley Avenue /Koll Center Parkway (S) <br /> The project applicant/developer will pay the City's Traffic Impact Fee towards a <br /> new signal at this intersection.
