The heights of the proposed <br /> commercial /retail buildings will vary from 19 feet to 38 feet and the heights of the <br /> proposed office buildings will be 66 feet in height. <br /> The construction of this project will not only meet the noise standards of the <br /> Pleasanton General for commercial development, it will also mitigate the 1 -680 <br /> freeway noise impacts to the residential developments and neighborhoods on the <br /> east side of Valley Avenue to the noise standards of the Bernal Property Specific <br /> Plan Final EIR and to the Pleasanton General Plan'. Therefore, this would be a <br /> less than - significant - impact. <br /> d) As a result of project construction, there will be a temporary increase in noise due <br /> to construction activities. However, the hours of construction will be limited to <br /> minimize any impact to surrounding land uses. Therefore, this would be a less - <br /> than significant impact. <br /> e -f) The subject site is not located within the Livermore Airport Master Plan and the <br /> subject development will not expose people to excessive noise levels. Therefore, <br /> this would be categorized as no impact. <br /> 12. POPULATION AND HOUSING <br /> Environmental Setting <br /> The project site is located entirely within the I3ernal Property Specific Plan. There have <br /> been four approved developments in this project's neighborhood: Bernal Corners Service <br /> Station, City Fire Station No. 4, Pleasanton Apartments, Walnut Apartments, and the first <br /> phase of construction of lighted sports fields on the City's parkland. The subject property <br /> has been considered for some time as a desired location for commercial /office <br /> development. The site is an infill site within the Specific Plan and its build -out as well as <br /> the build -out of the overall Specific Plan does not constitute direct or indirect growth <br /> inducing impacts for the City of Pleasanton <br /> Standards of Significance <br /> For purposes of this environmental document, an impact is considered significant if the <br /> proposed project would: <br /> • Induce substantial growth that is inconsistent with the approved land use plans in <br /> place; and, <br /> • Displace affordable housing. <br /> Page 43 of 52 Pleasanton Gateway Initial Study August 2, 2010 <br />
