He noted <br />that one of the key issues ofPUD-6 is the custom lot on the Simoni property. He reported that <br />there was a lot of discussion regarding the potential location of the day care center. He reviewed <br />traffic circulation issues associated with the project and provided an overview of the access <br />points for current property owners. <br /> <br />PRESENTATION BY THE APPLICANT <br /> <br />Trece Herder, represented Centex Homes. Ms. Herder provided a presentation of the proposal <br />for PUD-6, including a visual analysis and photomontages of the project. She introduced Mr. <br />Steve Perkins, the landscape architect who has been working on the trail design and developed <br />the full Vineyard Corridor Landscape concept plan for all of the villages. Mr. Perkins presented <br />an overview of the landscape planting palette and the landscaping proposal for the development, <br />including the entry treatments, and plantings within the individual neighborhoods and along the <br />trail. Mr. Perkins advised that they are attempting to keep as many of the oak species on the <br />hillsides as possible. <br /> <br />.- <br /> <br />Ms. Herder presented and described the renderings depicting the two proposed village <br />developments. In response to a question from Commissioner Arkin, Ms. Herder advised that the <br />developer intends to provide deed restrictions with regard to specific landscape plantings that <br />would be allowed. In response to an inquiry from Chairperson Sullivan, Ms. Herder advised that <br />the fencing behind the homes would be a two-foot stucco wall with a four-foot wrought iron <br />fence on top of the wall. She noted that a six-foot embellished stucco column would be installed <br />every I 7 feet. <br /> <br />Ms. Herder addressed the tree replacement plan, noting that a tree summary has been provided <br />for the Planning Commission. Mr. Perkins discussed the front yard and street landscaping <br />program and the village entry monuments and their locations. <br /> <br />In response to a question from Chairperson Sullivan, Mr. Swift advised that the visuals have not <br />yet been peer reviewed, but that they will be. <br /> <br />Mr. Alan Menzies, the project architect, presented visuals and an overview ofthe proposed <br />house designs, including the materials and color palette. He noted that all four plans have the <br />garages located to the rear of the lots. He further noted that the plans allow for granny flats to be <br />added on Plans 2 and 4 over the tops of the detached garages. For the one-story Plan 3, the <br />granny flat would be located behind the garage. Commissioner Arkin commented that he would <br />like to see additional stone and architectural details on the backs of the homes. Mr. Menzies <br />advised that there will be four plans, each with three separate and distinctive elevations. He <br />noted that the homes are sited in two village areas and plotted so that the same home is not <br />placed in sight of a like model.
