He <br />advised that the staff report focussed on the key issues that staff felt needed input from the <br />Planning Commission. He further advised that this is a workshop and that conditions of approval <br />have not been provided. He noted that issues pertaining to key land use, grading, and <br />architecture have been addressed. Mr. Swift advised that the both PUD plans were developed in <br />accordance with the Vineyard Specific Plan and Financing Plan, and the Architectural Design <br />Guidelines and Landscape Design Guidelines developed for the medium density projects. He <br />further advised that the proposed trail plan has been reviewed with all of the affected property <br />/""- owners.
